Duel Sided Fireplace, UAD Count

Dual Sided Fireplace and UAD Count, this could be a potential train wreck. My list shows to adjust for $1,000 per fireplace, $500 if it's two sided. What happens if a dedicated USPAP witch hunter decides to come calling? Maybe I'll stop adjusting for them altogether, maybe I'll actually play around with a spread sheet this weekend so I can support them. I'm sticking by my $75 adjustment for disposals.

The obvious solution is report it as one fireplace and say nothing about its dual nature.

Depends on if the borrower has an external or functional obsolescence.:rof:

What if the borrower has an external that's no longer functional? Does the fireplace next to the bathtub help with that? Or does the fireplace not contribute to value due to the functionality issue?

Doesn't each FP have to have a chimney? If it's one chimney and one heat source below the chimney, it would be one FP, albeit one with a clever design of two sides. Adjust it for superior appeal if you believe market is returning a premium and explain why, but it's one FP imo.
