Duel Sided Fireplace, UAD Count

I appraised a house with a round fireplace that was glassed. Pretty cool. I stated that there were 360 fireplaces.

Are you sure it wasn't a Zoroastrian Fire Altar? Pictures of religious items are now strictly forbidden.
 
Doesn't each FP have to have a chimney? If it's one chimney and one heat source below the chimney, it would be one FP, albeit one with a clever design of two sides. Adjust it for superior appeal if you believe market is returning a premium and explain why, but it's one FP imo.

I guess a gas log fireplace is not a fireplace because it has no chimney?

What does a gas log FP use for escape of smoke /ventilation? I am in an area with few FP, however if it was a gas log FP with 2 sides I would still call it one. I used chimney in reference to WB fireplaces.

Gas logs don't need chimneys, just a vent.

This is funny, laughed out loud kind of funny.

The list of adjustments that I have would result in a +\-$900,000 adjustment

That would be properly called a single stack fireplace with two opposing full mantles, one in each room.

You'd cut them a 50% spiff or something. A lot of cost is in the stack, but I think more is in the full mantle if that's what's going on. But just facia mantles are not as big of a deal.

UAD has nothing to do with anything, except a governmental compliance hoop. Standard appraisal rules still apply.

Don't give the tech morons any bright ideas to try and capture fireplace counts in uad. Too late.
