Endless USPAP

When the user is asking for ANSI in an assignment USPAP requires the appraiser to meet that expectation in that assignment.

Appraisers have never had the right to arbitrarily blow off these user-driven requirements on the basis of them not being explicitly called out in USPAP itself. You were ALWAYS required to comply with your users' additional requirements. If you haven't been doing that then you are in error. As well, if you think this is some recent development then you are in error there, too.

oh i am pretty sure i can find the quote where an ex asb chair dismissed fannies measuring guidelines and did his own way...so the precedent has been set :ROFLMAO:
 
There is nothing in USPAP that requires me to call anything "GLA". I can call it Heated SF or something like that.

Yeah you've already made it pretty clear that you don't respect or adhere to "meaningful and not misleading to intended users." We get it.

Do you think borrowers or bankers understand the term "GLA" or even gross living area, or like what most MLS's I've ever seen put out as "heated SF"? I argue they understand "heated SF" far more than "GLA". I would argue outside of our fellow appraisers and the secondary market "GLA" is misleading unless you have an explicit definition within the report.

Well appraisers and GSEs are pretty much involved in most of the residential market. As far as heated sf goes it sounds more like agent speak and I would say it could be just as misleading as it could include finished basement, what about heated attached garages. Unless of course you have an explicit definition of heated sf within the report
 
who is ansi...just some more commies that never signed an appraisal...they think 1 inch below grade is basement...wrong :rof: :rof: :rof:

If it says "heated" and it says "SF" I think most people not appraisers would recognize that it involves heated rooms in a house of a certain size. And yes, it is what the agents provide and yes, the public is provided those MLS sheets when reviewing houses. No where on the documents they see will it say GLA, nor will the buyers not think a finished basement isn't part of the "Heated" area.
