Well appraisers and GSEs are pretty much involved in most of the residential market. As far as heated sf goes it sounds more like agent speak and I would say it could be just as misleading as it could include finished basement, what about heated attached garages. If it says "heated" and it says "SF" I think most people not appraisers would recognize that it involves heated rooms in a house of a certain size. And yes, it is what the agents provide and yes, the public is provided those MLS sheets when reviewing houses. No where on the documents they see will it say GLA, nor will the buyers not think a finished basement isn't part of the "Heated" area.Unless of course you have an explicit definition of heated sf within the report
