This integration will enable consumers seeking a new mortgage to seamlessly schedule appraisal appointments by accessing live calendars of tens of thousands of licensed appraisers in all 50 states. Borrowers can digitally select the exact date and time of their preferred appointment and receive instant confirmation, plus a photo of their appraiser and the make and model of their vehicle. Empowering the borrower to self serve? Sounds like it ends up with the borrower choosing the appraiser- if they access "live calender's" of appraisers and schedule an appointment -well they don't chose an appraiser, I suppose more like they choose a date and time- real due diligence by the lender lol, instead of appraiser being chosen by most competent for the order, it's a time slot - of course the app really "chooses" the appraiser since multiple appraisers might be available for same appointment time, and the AMC scorecard with lower fee for a tie breaker will pick.
 
I am sure they have tested this but I think it further takes away earning potential of the appraiser.

Appraisers map out where they are going and schedule appointments based on geography. Let us take my coming up week that I sort of know what is going on.

Today is Friday and it is a typing day for me. I am making no plans to go anywhere but I could if I had to. If I say that I am available today I could go somewhere and take a last minute assignment it is due 48 hours from inspection from SL. No way that can happen as I have 15 assignments on my desk.

Tomorrow is Saturday and I am working. I could only take assignments in the southwest area of my coverage area or an area that leads to that area. Nothing east or north.

Sunday is no working.

Monday I am in the east area of my coverage area; can't take anything west.

Tuesday is open but I have my Rotary meeting so trying to make it a typing day.

Wednesday I am meeting with an assessor in the early afternoon for a commercial property; I could take something in my western coverage area but only in the afternoon.

Thursday I have three appointments set, all that are in the western area but the appointment woud only be late afternoon and I would have to have about a two hour window of 4-6 PM depending on how those other three appointments work out.

Next Friday I have nothing but would prefer only appointments in the western part of my coverage area or something on the way to the western coverage area.
 
It would lower the earning potential of the appraiser, and at same time produces greater uncertainty about assignments . But it was not designed to make life better for appraisers, despite the spin -" "EXOS saves appraiser time by not making the appointment! Leaving you to do what you do best- appraise!"

It serves to lower their cost via automation and increases ability to monitor the appraiser. The appraiser updates the app in real time, checking in at the appointment, thus setting the clock of deadline 48 hours after inspection.

Appraisers hoping to catch assignments could enter available the entire week open- since otherwise they limit potential orders. Regardless of whether an appraiser enters a week as available , or blocks in only specific dates and times, the reality is a number of appraisers might be available for a same date and time order. Which means the system chooses- how- one assumes by scorecard with lower fee the "tie breaker". The result is chronic uncertainty about both income and when an assignment/appointment might occur.

The selection is modeled after UBER One might think lender due diligence for appraiser selection would be a step above UBER but apparently not. When non appraiser inspectors take the place of appraisers going to properties it can schedule them

Actually, it is the opposite. I was talking with an appraiser yesterday who already knows his schedule through the end of next week :) Of course, feel free to continue posting endlessly about a system you have never used.

Would you have willingly submitted to Exos....
Or would you have resisted?
 
Now, appraiser's driver license on file, you need to know the make and model? What is your business model--the TSA?

I give up. Sign me up for a flippin drone.
