FHA electrical guidelines.

How about:

"Based on my observations, the electric service of 60 Amps (or The glass fuses) may not be adequate to properly and safely serve the needs of the subject property"

CAN,

What difference does it make if it's 60 amp, 100 amp or whatever?

If I am unable to determine, then I am unable to determine and an inspection may be required if the lender is not comfortable with the assumption that it is OK.

Would you give details about a 300 amp service in an 8000 sf dwelling or are you just stuck on 60 and 100 amp?

It sounds like you call for an electrician every time. Is that what you suggest is the proper FHA protocol?

Are you talking to me? I can't remember a time when I've conditioned an appraisal on an electrical inspection.

I am simply describing the difference between your point of view and mine. And I don't mind offering my point of view for anyone who might consider making it their own.

I don't really know what the difference in our views are.

It would take something mighty obvious for me to condition an appraisal on a deficiency in the electrical service. Obvious enough where I wouldn't have to scratch my head, wring my hands, and post it on the forum.

Of that, I have no doubt. But I'm not the one asking the question to complete my assignment. By now, you probably understand that I would never ask your opinion of an electrical nature, other than to give you a hard time.

I once had a subject with the panel cover missing, wires hanging out, and a generator siting on the floor, connected to the panel with alligator clips, spewing exhaust fumes in the basement.

Those involved with the transaction actually considered me unreasonable for commenting on deficiencies to numerous to mention.
