Punky is just fine. The neighbors must have stayed out late last night so Punky begged to come in. She spent the night on our living room floor.
 
I very seldom post on these sites as nobody seems to agree on anything, but I need to know how do I get the smiley face beer guys????

Early 1980's: Yes, those were the good old days. Appraisals came in the mail in large manilla folders, and when completed were sent back to HUD for review. If the LO called you, you had to say "I am not allowed to discuss the appraisal with you, call HUD." Assigned on a rotating basis, no pressure. And we had to draw the interior floor plans, including doors/swings and windows, setbacks, north arrows.....

Then came DIRECT ENDORSEMENT and then LENDER SELECTION. The beginning of
the end....anyone remember?

One of the first ones I did under the new program was for Director's Mortgage, which became Norwest and then Countrywide. The LO called me and said "change your FAIR rating to AVERAGE. I asked what they had done to the property, he said "Young lady,
you don't work for FHA any more, you work for ME now and you will DO AS YOU'RE
TOLD!!" I told him *&&^^%$$$#@ and I never got another one, and still can't work
for Countrywide (unless it is a VA and they don't have a choice as to who they get as an appraiser)
 
Ah yes, I remember those days too! Just got off the phone with a sales agent on a property I just appraised. After 20 minutes I finally hung up on her. Bet I hear about that!
 
I Still Have One Of The Yellow Assignment "bags".

We Were Required To Go To Training At Least Twice A Year(300 Miles One Way) But We Learned The Requirements And If Followed And 5-7 Day Turn, No One Else Was Put On The Panel.

No Underwriter Pressure If Regs Followed, No Inflated(or Depressed) Values.

VA Panel Is Only True Appraisal Program Left Except For Relo's.

Just Think--103% Mortgage --and What % Of Repos--about 1/10 Of Traditional "hit The Number Or Hit The Road".

At 74 I Only Have About 10 Years Left, So I Am Going To Hang In There.

"The fee appraiser assigned by VA must personally view the interior and exterior of the subject property and the exterior of each comparable"

What if a VA appraisal was performed and the interior on the subject property was not viewed or measured?​
 
We do exterior only inspections quite often for liquidation assignments.
