You have it in writing. Get them. Find someone who cares. In some states (Ohio seems to be the best) they would get a $10,000 fine.

Already done - I'd like to see more than a fine, but any justice would be better than no justice. This whole thing sure does show the disconnect between what appraisers are supposed to do and what clients THINK they are supposed to do.

Next question is how is he going to get another case number and explain to HUD why he needs it? I am seriously starting to wonder how often this goes on.

They won't get another case number. They will simply throw your appraisal in the trash, never register the appraisal in the FHA/HUD system and reassign the appraisal to another appraiser. They can do this by just entering into the system that you declined the assignement or were on vacation and unable to complete the assignment or make some other similar excuse. Unless you inform the FHA that you did an appraisal, they will never know 2 appraisals were completed. You should call the applicable HOC and file a complaint and provide them with the FHA case # and explain what happened.

Broker emailed me a lecture on appraiser ethics. Apparently it is unethical to take an assignment if the appraiser "knows" the value will not come out! It is also unethical to complete the assignment or take the full fee if the appraiser "knows" the report will not help the borrower. The broker and his company will no longer have any need for my services. ALL IN WRITTING!

This guy is in Kentucky. Please PM me a HUD email to forward all this to.

Gotta love their take on ethics. They must have all gone to the same school - and all must have graduated with straight A's in coercion. I hope we are not m2:. If HUD ignores this, we're all done for. China will buy us for pennies on the dollar - what's left, that is.

Don't have it in writing but the appraiser ethics portion of your statement has been conveyed to us directly by the senior management of another little government program.
