Future Of The Industry

i highly doubt it will take 7-10 days to run an AVM and have someone, even 3 people, review it. in the busy parts of the country appraisers are quoting 2-3 weeks or more.

Ok. I wont argue the faster.
 
The Sr VP of a large regional bank wants to have lunch later this week to get my views on the future of the appraisal industry. I'm thinking about talking about the implications of UAD,CU, 4 year degree for Cert Res, etc.

I'll be 70 in 6 months and have been doing this for 18 years, so I'll discuss my personal situation, too.

What are your thoughts about the future of the appraisal industry?
I know I'm jumping on late, too, but am curious of the outcome of the lunch, Mike. Did you go? Are you able to share any of the discussion?
I'm still optimistic about the industry and (maybe naively) still think there are clients who appreciate quality. Hopefully the Sr VP is one of them
 
They will need AVM insurance for all of the losses due to poor condition.

Just can't program a computer to judge physical condition or good taste, which is why I do not fear AVM's as a substitute for humans. Appraisers are more knowledgeable on this stuff than anyone, seeing as we personally inspect as many properties as we do and analyze more sales data than anyone.

$20 a pop human walk throughs with GoPro documentation will suffice.
 
Besides being a new construction which I consider superior, do you make difference for home built 20 years ago or 80 years ago. Sometime homes built 80 years ago were built with quality construction and if well maintained, better condition than a 20 years old home. But sometimes an 80 year old home not maintained is a dump. How does AVM determine age and condition? It takes a human eye to perceive what market considers relevant.

A machine can't verify a sale. MLS is a sales brochure . It isn't a database of facts. But from what I hear appraisers don't always do such a great job of this task.

None of these things, none, will matter if it becomes accepted SOP.
