It is said that the housing market drives economic growth and recovery hendges on the housing market recovering.

Home building stuck near 50 year lows...

So how do you explain the recovery many pundits believe is taking place? If you think it is bad now, just wait and see what 2011 has in store. I am working on an appraisal for refinance that I appraised in 2009. This is a large mixed use medical office and residential apartments in the medical office district near the hospital. It lost it major tenant last year who was a cardiologists. This is the same doctor who signed his house back over to Fannie Mae because he could not sell.
This area is at the end of the residential Main Street district known as millionaires row where the above mentioned doctor's house is located. Large historic homes from the 1890's and 1920's. The house next door has a sign in the yard saying for sale $44,000 firm. Directly across the street are two huge two story homes converted to apartment use both for sale. Ten years ago people would have fought over these houses. They have been for sale for so long one sign has fallen down and the other leaning over. I found two more for sale down the street. On the way home I went to see my Realtor buddy I talk with occasionally. He is closing his office in February and looking for a job. He is an auctioneer and hasn't had a sale in months. Can't sell anything. He said he talked to the largest Realtor in town and the largest fee shop residential appraiser in the area and both are doing nothing. As you can see the recovery hasn't reached this area yet.
 
There Is No Recovery-only Slight Gains Of Minor Items.

Most Of The Usa Is In Denial.

Its Is Good To Be Positive--but, The Schools, States And Cities Should Be Looking Closely At Their Future Income.

We Live In Nw Ark, One Of The Better Economies--(home Of Walmart,tysons, Jb Hunt, Allens) But Our Re Values Have Dropped About 20 % Since 2005.

Office And Warehouse Vacancies Are Above 25%.

Just This Week, We Have Helped Three Families With No Place To Live And No Job.

Americans Should Be Formulating A Survival Plan For The Next 5 Years.

Housing permits came in and they were very low. TOL and KBH have real bad indicators and are prone to tanking very soon. I would begin doing advance orders to Short the Heck out of them.

Amazing that no American media is picking up on this revolution. Tunisia had enough of the Banksters, Cronies and Scarlet Letter Paid Shills that helped bankrupt there country.

These revolutionaries are real hard working folks like many of us in America.

Saw some media coverage this morning. Looks like the Tunisians have had enough. I'm no revolutionary or proponent of redistributing the wealth, but the whole world playing field is becoming very uneven. I was flipping thru a magazine for filthy rich people in the doctor's office yesterday and saw nothing but ads for things such as $520,000 wrist watches, $3.5 million dollar sports cars, $40,000 bottles of whiskey and sailboats that rent for $200,000 per week. Not hard to wonder where that money is coming from...does anybody hear that giant sucking sound?
