I'd like to do a field review of that appraisal. What's the address?

FWIW, we've seen some operations seized over the years I've been an appraiser. They were larger operations, though. One of the common ways they are found (I mention it because it is well known and reported in the papers) is by electrical usage. When the electrical (and pizza:)) usage suddenly increases by a factor of 10 on a residence, the electric company notices.

My personal opinion is that I'm not in the biz of being a snitch, not like he's cooking meth. Leave it alone. Used to have neighbors that grew it, didn't bother me. We'd hang out by the 'ole fire pit and he'd burn one. I never smoked, but also never cared if he did... we'd just sit back and enjoy our own version of home remedies. :)
 
My biggest concern is with my own liability. As it is a legal(with permit) activity in my state, I don't consider myself being a "snitch" when I disclose relevant details about the subject property with my client. I also do not make it a big deal, and disclose and move on.
I also do not want to incite another "war of northern aggression", whether the fed's have a right to tell the states how to legislate.
But should the property be subject to seizure for any reason, it is in the best interest of my client that they have been made aware of the potential. My job is done at that point. And I reduce my liability in the process.

Sure doesn't look like they were trying to hide that.

You can see them from the street. The old lady that lives there has fibromyalgia, and says the sheriff is on her side, so she doesn’t hide it.
 
Seems like it would be kind of hard to keep out the neighborhood kids.
 
Appraising is telling the whole story. Not just the parts you want to tell.

Once you fail to disclose you are not doing your job.

(My little humble opinion).
 
Hmm, could violate the ADA if you report it, could violate other laws if you don't. You're stuck. I would say, appraise the house as if vacant, we don't appaise or much care about their personal property. He showed you permits, leave him alone.
This man is right, I agree with him. (of course I do, he's right, remember?)
