Funny how right wingers always say they want less federal gov't until the gov't is backing their cause. This should be a state issue anyway.


But its not ... surely you learned that in law school and it has nothing to do with "right wingers" it has everything to do with Federal Law. Sorry ... you must have missed that day ... probably working on the pokey bus or dreaming of its purchase.

I have personally reported over 2 dozen homeowners for having a computer in their house that burns cd's. Stealing music is against the law.

The old man is dying, lives in Califonia and has a doctor's letter that says the use of cannabis is recommended for relief. Unless it is an obvious commercial operation that takes up a two car garage, you are not a DEA agent so you do not disclose.

IMO

The concern I would have would mostly be regarding any modifications. That would be when I would want to include photos. If there is anything that might cause a problem for the house (perceived or real), that would be a reason for including a photo. I would likely still disclose, but without photos (yeah...walking the line) even if there didn't appear to be anything that would impact the structure...unless we were only talking about a few plants. I would be sure to discuss the permit and anything else I learned...positive or negative in order to give it as fair a coverage as possible. The lender does have a right to know what is going on in the house, but the line we walk is with the owner's privacy.

However, I wouldn't go to the police, like I might (probably would) a meth lab. :icon_wink: Heck, if I walk into a house that appears to be a meth lab, that is easy: End of inspection. :new_smile-l:

Where's Greg Boyd? He's got experience with properties with this kind of thing.

I can't say who's right or wrong on this issue, but I will say that I would not comment on it in my report. There are risks, but in my opinion, they are negligible.

seems to me like its use is an SFR with a marijuana growing room. If they used that room to house a prostitution ring, would you still say it was an SFR?

Just asking. Maybe I am way off, but I don't think the highest and best use of an SFR is to grow an illegal product. No more than if they used that room to run a gambling outfit on the weekends.

Nope, but given the potential health implications of birds in a house, I would take pictures and disclose it in my report. Birds are filthy animals.:)

FWIW, we've seen some operations seized over the years I've been an appraiser. They were larger operations, though. One of the common ways they are found (I mention it because it is well known and reported in the papers) is by electrical usage. When the electrical (and pizza:)) usage suddenly increases by a factor of 10 on a residence, the electric company notices.

Only if the 'stuff' is causing obvious damage or unintended wear to the house. If the old dying guy has addressed the moisture/humidity/smell issue and the walls are not saturated with water, then there should be no concern. Since we are not electrical contractors and cannot determine if the artifical sun is correctly/safely wired in.

Apparently the OP did not notice anything unusual until the door was unlocked.
