My wife actually had someone admit they hadn't read the addendum. That was a first. Normally, it's the same BS that everyone else is getting.

This subject property, like many others in the area, sits facing a Road.
The Road is not owned by the City, State, County or Township.
The Road is a Private Road.
Because it is a Private Road it is maintained Privately.
The people who live along the Road pay to maintain it.
They love their Road, it lets them go to the big Road, and it lets them go home again.
The people maintain the Road with love and also some money..
It is maintained at the people's cost, because it is Private and they own it.
FHA is always wants to know lots of things about Private Roads - they are very nosy.
FHA will want to see the maintenance agreement for this Private Road.
The underwriter should get a copy of the permanent easement for the Private Road,
and the provisions for permanent maintenance of the Private Road --- so FHA can see them.
This will make FHA happy.
The appraiser does not have any of those things.
The Underwriter should ask the Title Company or someone else for them.
Did you know that this Private Road is made of asphalt? Yes, it is!
The asphalt on the Private Road looks to be in good condition to the appraiser.
This is everything the appraiser knows about the Private Road.
If the Underwriter wants to know more about the Private Road he or she
should consult a Roadway engineer, or the Realtor, or the Homeowner, or go out & look at it personally.
The road would like that, that's the kind of road it is.

It's going into my standard responses. I guess the uw and lo/mb's with no experience or reading ability are our boss and we must jump through the hoops or go on the "bad appraiser person" list? not much different than the screaming brat in the store while the parent runs ragged trying to appease it, because there are laws and do-gooders watching that would take the kid away if they were disciplined. So, the lo/uw/mb kids are in charge. sad, and infuriating. no accountability or responsibility put on the lo/mb/uw. The time waste of the appraiser is the cost, (((discussion with person asking for the additional info.))) and we are already paying for everything else.

We have new office policy- we require name and phone number of person requesting additional info and request must be in writing. So far three cases all of which requests for additional info disappeared after discussion with person asking for the additional info.

This is the best policy. Whats happening is that check-list-chickees are causing the problems because they dnt know any better.

Thank you, thank you. Guess what I did today? Another FHA...and the road is private (this is the absolute truth) and I took lots and lots of pictures of the private road!

I am so excited. Now I know how to document the conditions for the private road, but I still need to work on that continuing ed reading class for MB's and UW's.

Most of all, thanks for the chuckle. We sure need them these days.

Whether or not the UW's read the report through and through seems to have minimal value these days. UW's are going to come back at you with irrational requests as they are being told to do so. In this market, that is their job.

We are appraising in a residential industry which severely lacks trust. This of course does not apply to all, just to the masses. Lack of trust toward residential appraising has grown over the years and ultimately over the decades as societies have evolved.

Typical res style appraisers, in the current market, in this day and age, should be prepared for this kinda bullcrapola. It's not right, it just is.

I know how you feel. Try to not allow these experiences to define you. Assuming you have done your job, simply defend your appraisal accuracy as needed in simple terms. There is nothing complex about defending yourself when you know you did your job correctly the first time.
