We've done a couple this year for an AMC. Every appraisal came back with stips, just ridiculous stips.

So, just to see if anyone was even looking at our reports, we re-submitted our exact same reports without changing anything.

Guess what, our second reports went RIGHT through, no other questions asked, lmao.

Try it once, see if you can get your reports to go through :clapping:

Hey Patty....

Take me fishing! We could have some really good conversation concerning these stips.

I think much of this could be eliminated if MBs and underwrtiers were required to take a USPAP class.

That is a method I have used many times too, although I typically make a nice list of the page numbers and relative location on the page in the email I use to transmit the report. It is much easier and more professional that screaming RTFR over the phone.

I got a condition on an appraisal I did last week that I could not believe. I had five comps in the report, well bracketed, 4 were within the last six months. The UW wanted to know why I had across the board SF adjustments and wanted me to add another comp within the last six months within one mile with similar SF. I didn't have across the board adjustments for one because they only looked at the first page! The UW did not even look at the entire report. I was stunned. I added another comp anyway's for extra insurance.

Todays stip

"value looks good but there can be no adjusted value or comp that supports the subject sales price. "

??????????????????????????????????????????????????????????????????????????????

Where do they get this stuff from??????????

Too many of these "underwriters" are the LO, Processor, etc..... playing Underwriter.

Potential new Limiting Condition:

"Appraisal report written for comprehension level of reader to have an IQ above 100."

I think appraisers should take lesson from Reader's Digest who has been gearing all of its writing to the reading level of a thirteen year old for the last eighty years.

I'm waiting for the day when we see something like this:

"All x comps have adjustments. Please provide 3 additional comps within 0.10 miles of the subject which have settled in the last 7 days which have ABSOLUTELY NO adjustments".

I think the day that I see a comment like that is the day that I leave the appraisal business...

RTFR -and- RTFM !
I did just that last week, sending a certain AMC (beginning with "Land") a copy of the ASC FAQ on
transferring an appraisals, and since it was an an FHA, the relevant pages from HUD manual on same.

I intended to Help the poor Boobie who never Read TFM.

Did they read what I sent -- Doubtful -- with them, aggression and force of will is more important than "facts".

"Customer Service Rep" called back insistent on my changing the name of the Lender complete with
abuse, lies, and off-the-cuff fairy tales about agreements I never signed.
....and they wonder why they get "no respect".

Have fired them - otherwise any profit I made would be eaten up by the $15 Co-pay for high blood pressure Meds. :rof:

I had one today...Underwriter insisted I had to include a cost approach on a VA appraisal.
