Has Anyone Completed A 3.6 Yet

Here’s the lidar floor plan of a home I’m renovating. This is not a Smurf house and all corners are 90* except for two 45s for the FP. Needless to say, I did not submit this layout for permits.

Great info from the field by a boots on the ground appraiser for the boots on the ground guys/gals trying to make a decision. Or listen to the GSE guy who created a template sitting at a desk. Life is full of choices.
 
Another post on FB about the clunky software some claim ain’t so bad. I guess it’s a choice; Believe boots on the ground appraisers who are trying to learn or someone who downloaded a trial version and tested it from their desk.

Wait.... iPad M4 M5 1'-2' off in any direction isn't worth mentioning? Fussy: 1" exceeds 1 cm if I'm not mistaken, let alone it isn't worth mentioning 1'-2' feet off in every direction, so why start the torture of cm vs. inches in the first place? Apparently actual measurements are of no consequence because "it doesn't affect everyone." LMAO! I'll bet the same 'flexibility with measurements' will be true of the floor to ceiling measurement as well. ...and none of this has diddly-squat to do with appraiser coming to market value conclusion. And if that's not the goal, WTH IS??!! This strikes me as a very bad joke.

Take Bobby bucks advice....chew a couple of gummies....

And then just roll with it...

We know lidar can be off....just roll with it. Close enough.no need to verify...perea grads or the pdc can't measure a house to verify..so just roll with it.

Push button software adjustments....no idea how they derive it or how it works....just roll with it...it looks good.

Cost depreciation on everything...just roll with it....

AI suggested comps....looks good to me..Just ignore the rr tracks, airport and other adverse conditions....

Recursive AI + Computer Vision = better AVMs = fewer appraisers
Agentic AI + 90% Desktop/Hybrid Eligibility = less time per report = fewer appraisers

I have a feeling this will put many more appraisers into retirement than UAD 3.6 does
No doubt that the current mortgage volume is a big issue.

But you have to factor in other things that are compounding the issue and the GSE end game.

1. Current waivers are 28% for the GSEs. Im not that good at math, but if waivers were 0, how many appraisers would still be appraising and not leaving the market.

2. UAD 3.6, waivers, volume, AI, complex orders and pay....ticking time bomb.

3. AI and software. In my opinion, this is what others are banking on to save the profession in the short run.

4. No matter how hard we try, the volume is not up to us. Over production. This will hit the appraisal profession as well. These large appraisal firms being able to pump out 5 appraisals per day. This will either make the small firms to shut down or to cause a no work environment for all as the volume will be the same. In other words, I knocked out this appraisal in 2 hours, what's next? No more orders.

5. Long term. The flow chart has been out for more than 5 years, with traditional appraisals being last....complex or value related issues. The writing is on the wall..
So factor in waivers, AI assisted 30 minute appraisals....there is no need for 60k appraisers. 20-30k will probably work.

6. Big factor for me....the value or complex appraisal. Its like walking on egg shells. If you have no ethics and are a number hitter, this doesn't apply.

Rejections, score going down, Russian roulette. To much stress for the pay

Every report that i do is mostly a value related appraisal. Takes me two seconds to realize this. My volume has been cut in half. Factor the above with walking on eggshells on every report that we do, the stress, etc. Why would anyone stay in this profession? Stress....eggshells...you can only kill so many deals before you get blacklisted or how they put it...at the end of the line. We didn't remove you..just a long time out. They will blame your score....to many rejections.

I could sketch that house in 3 minutes so far all of these aids are making our jobs more difficult or taking too much time

What app did you use for that?
 
I’ve yet to see a sketch app that is good enough for the standards of a professional appraiser. Last one I saw was a perfect rectangle house that it couldn’t get right. Close, maybe 3% off.

I wonder out of the 30-40k appraisers that do GSE work, how many have submitted 3.6 report forms?
