Guess it would be appropriate to chime in here.

I do a lot of estate work and appraisals for guardians. Quite a few appraisals for cash buyers and for brokers unable to figure out a correct listing price. I've done Relocation work for nearly twenty years. Qualified Expert Witness in Circuit Court and United States Bankruptcy Court. Have also done stuff for the IRS and for clients dealing with the IRS.

Slowest Appraiser on the West Coast, but can make a deadline if it absolutely must be done.

Frank. I'll have to dispute you for the slowest appraiser on the West Coast, I don't believe anybody can take more time than I will if I get the chance.

Based on what I've been reading I will have to put a little more info up. I served as Vice-Chairman of our county commission a few years back when we drew up our new comprehensive land use plan, which the state said was the best in the state. I have also served as Chairman of Manatee Port Authority, Chairman of the Sarasota/Manatee Metropolitan Planning Oreganization, and member of the Republican State Executive Committee for eight years. plus I'm active in several community organizations.

I work all of the barrier islands from Anna Maria, to Manasota key, plus rural properties out among the eastern ranches, groves, and phosphate mines. And everything in between.

The oldest retrospective appraisal I have done for an estate, had me going back nine years to find comps. All in a very rural area with limited addresses, and behind gated ranches with no view of the property.
that was a difficult. I also claim the distinction of being the only appraiser I know to get paid twice as much as I billed an attorney for his mother's estate. he said it was because of the excellent job I did on the appraisal.

I hope this doesn't bore you, I'm just rambling because it's late in the day and I'm nearly caught up.

I am a State Cert Res in Miami, and have found a nitch in the review market down here. Most is the standard stuff but some interesting high end condos. Just inspected a 6000+ sq ft condo in Ft lauderdale listed for $4,995,000. Had to look at comparables from 2.5 to 3.5 mil. Rough job but someone has to do it.
I also help with pricing the REO assets for a national and can refer that kind of work if you want it. Send me a e mail and I will put you in to the system . It is corporate work so there are no CODs but they do pay their appraisers the standard fees. My 21yr old son is also in the biz and works for a local MAI. He is getting ready to sit for the certification exam. I know he could use some referals and stop borrowing from dad.

Pam you will be happy to know I removed Paul Z from our approved appraiser lists. So all your posts are having an effect.

Dale, if it is possible can I ask what you quote for the 5M condo? The reason I'm interested is that I do a lot upper priced homes on the barrier islands up here. I was recently asked to do a 7M home on the river, and I quoted $1,000 as the fee, and didn't get it. When I ran search an MLS on everything that sold over 4M recently, I only got 9 sales total in all fo Manatee and Sarasota counties. That includes all the Gulf of Mexico, Bay, and Manatee river sales, so I figured $1,000 was reasonable.

On your REO sales do you ever run into much Black Mold? I did an REO here recently that was the worst mold I have ever seen. I am not a Mold expert and don't claim to be, but this was pretty bad. Every room had where the roof had leaked did severe damage. If you are interested in seeing it, I put photos of just two of the rooms on my site, it is;

We a having the same problem with the mold questions. So far I have found out there are over 1000 kinds of mold some good some bad. Our temporary fix is to first stop the source of water (roof, ac, plumbing…) and remove all affected material (drywall…) down to the studs. Then all you can do is disclose that it was there. I am not a mold expert but I believe mold does not grow in a ventilated dry environment. As far as the appraisal is concerned it is a cost to cure repair item. I guess Mold abatement is going to be the big thing since asbestos.

Quoting fees are like an archery contest AIM HIGH TO HIT LOW. But those kind of jobs require a lot of research. Sorry you lost that one but when they accept them you think you did not charge enough.

ps anyone interested in a forclosure near Plant city Nice house on 2+ acres $150k-200K ( I cant touch it due to damm ethics again) :wink:

I have recently relocated to the Lower Pinellas County area from Indianapolis where I have been appraising for 34 years. I limit my practice to SFR in the Pinellas, Hillsborough, Manatee County areas. Hopefully, when I have my practice built up, I will limit to Lower Pinellas County ONLY. My daughter works with me (also an appraiser -9 years experience and the reason for the move to be near both daughters). I also do website promotion for companies, a logical sideline for us "paper shufflers". I have a (several) websites for our appraisal business http://pinellas-appraiser.com and several other urls which are exactly the same as this one. I really like to work with small mortgage brokerages of less than 4 people or so and give super service. I have never liked the large MB houses with a lot of non-conforming business (and broker pressure). I also like to do expert testimony for almost any purpose.
Nice to be relocated...thank goodness for good maps !!! :D
Plan to do a LOT of fishing as soon as I get situated.
