Guess it would be appropriate to chime in here.
I do a lot of estate work and appraisals for guardians. Quite a few appraisals for cash buyers and for brokers unable to figure out a correct listing price. I've done Relocation work for nearly twenty years. Qualified Expert Witness in Circuit Court and United States Bankruptcy Court. Have also done stuff for the IRS and for clients dealing with the IRS.
Slowest Appraiser on the West Coast, but can make a deadline if it absolutely must be done.
Frank. I'll have to dispute you for the slowest appraiser on the West Coast, I don't believe anybody can take more time than I will if I get the chance.
Based on what I've been reading I will have to put a little more info up. I served as Vice-Chairman of our county commission a few years back when we drew up our new comprehensive land use plan, which the state said was the best in the state. I have also served as Chairman of Manatee Port Authority, Chairman of the Sarasota/Manatee Metropolitan Planning Oreganization, and member of the Republican State Executive Committee for eight years. plus I'm active in several community organizations.
I work all of the barrier islands from Anna Maria, to Manasota key, plus rural properties out among the eastern ranches, groves, and phosphate mines. And everything in between.
The oldest retrospective appraisal I have done for an estate, had me going back nine years to find comps. All in a very rural area with limited addresses, and behind gated ranches with no view of the property.
that was a difficult. I also claim the distinction of being the only appraiser I know to get paid twice as much as I billed an attorney for his mother's estate. he said it was because of the excellent job I did on the appraisal.
I hope this doesn't bore you, I'm just rambling because it's late in the day and I'm nearly caught up.
