Help me with non-traditional appraisal products

You are pathetic. Always going on about my license level. Seems you have a superiority complex. Fine by me. I am used to people that have a higher opinion of themselves than justified. DW's post went right over your head. So much for that certification. BTW I have only done a few desktops during covid. The recent ones I have been offered I opted to do a full 1004. I wonder why?

A desktop during Covid is the same as a desktop post Covid....

I don't pay much attention to DW these days. Talk about a superiority complex. The OP was talking about getting a second bachelor's degree, a master's degree, etc. when they could instead more easily just take a couple more classes and an exam and be certified and do FHA work for example. Why just encourage someone to work for as little money as possible who is not drawing social security and doing these products for "fun money". Why aren't the "who's who of appraisal" (that George is apparently also a member of) not encouraging licensed appraisers to go ahead and get certified? My mentor certainly expected it of me. It is so the not enough appraisers myth can survive.

Desktops during covid were due to either the appraiser or homeowner not wanting to take the chance of being infected by covid. Both desktops I did during covid were because the homeowner wanted to keep the number of people they came into contact at the very minimum. You really didn't have a choice. The reason I have recently opted for full 1004s instead a desktops were because of the property characteristics. Way too many "what ifs" or "unique" property characteristics.

I might trust a pdc on a typical urban or suburban property. But when it comes to rural. That is another thing. How many times on this forum have "experienced" appraisers have questions about rural properties that are pretty common items that rural appraisers deal with on a regular basis. I look at pdcs the same way. How much rural experience could they possibly have. Since pdrs for Fannie et al are relatively new.

I commented on the higher-than-avg percentage of notables whose presence got acknowledged by the ASB members from the podium. I wasn't one of them then and I'm not one of them now.

And I have always encouraged people to extend themselves and advance their competency. And their licensing. If you're mad that I have also noted the difficulties and the high failure rates then all that amounts to is you being unable to dispute the facts but taking offense at my tone.

I dunno who it is who put that massive chip on your shoulder that you're constantly whinging about, but it wasn't me and it wasn't any of my friends in the business. I never did anything to you or to any other appraiser except try to help those who seek help. And run my mouth about appraising and the business of appraising, of course.

I don't know. I didn't do them even though VA allowed it during Covid because our Governor said appraisal was an essential job. Most of the VA lenders did not want Desktop Appraisals anyway. They required an interior inspection as well. I do cover rural counties without much available correct data. I thought it too risky. But I'm not a "collateral risk" director so what do I know.
 
So did our Gov. But that didn't mean the borrower had to let you into their home.
Guess I'm lucky, all mine had no problem letting me in. Guess it was that 2% interest rate as the motivating factor. I had Veterans check my temperature with a forehead monitor, and wore masks, shoe covers, and gloves (no Visqueen coat like Michelle Bradley). I did have people just say "I'll get out and walk the dog, etc.". Fine by me.
