Help me with non-traditional appraisal products

I believe by "home inspector" one really means PDC....
If that's the case, I'd be a good PDC....
Equal to "a licensed appraiser with 20 plus years of experience"....
As would the majority of all appraisers....
Why do all that and not just do the whole appraisal and get the whole fee?

As with many forumites, the number of assignments since mid 2022 is nonexistent....
Volume is so low that that I no longer have a desire to accept the 4-6 assignments offered per year (to me appraising is a routine and currently I feel out of that routine)....
As I mentioned before, I would do PDC if license, e/o, CE, MLS, etc. are not required....
If required I wouldn't do them....

I mean, part of the hassle is getting into the property, gas money, who knows if you have to be licensed and bonded, etc. I mean, it still looks to me like someone could say that "Property Data Collector" was a former appraiser and I think he was racist, that's why my value was low, not the dummy appraiser risking their license and E and O to sign off on it. Maybe both, who knows. Two targets now.
 
I love houses. I live in small town in NE Oregon, so I get a good variety of property types which have kept me interested. In my experience, our small town attorneys are worse than AMCs. They are cheap and always late on fees.

My wife works full time and has our health insurance covered. I have steady non-appraisal work which covers the bills, but we are not getting ahead.

I am considering getting a second BS or a Masters in Public Health since those are the only jobs which constantly have openings.

In the meantime, I am renewing my license and will be taking a bifurcated appraisal report class to start my new 2 year education cycle.

What is y'alls experience with these desktop appraisals?
I would never do the write up portion, only the inspection.

I thought someone mentioned $100+ per PDC....
You are right though, fee would matter....

And regarding being accused of being bias....
I'm not worried about that....

Of course you can. That has always been allowed under our professional standards. All you're required to do is disclose whether you did/didn't personally inspect.

So now go forth and seek out clients who will accept such appraisals on the fully informed basis. If you can find any.
 
well, if you ever did a 1004, you would understand the appraiser is the one who inspects the property :ROFLMAO:
 
First off, I've done many 1004s. Secondly, what you're referring to is an additional user requirement per their own internal appraisal policy. Not a minimum in USPAP that would be applicable to all appraisal assignments.

Thirdly, if you can't find clients who are willing to buy what you want to sell, that's a client problem. Not an appraisal standards problem. If you're mad that our standards prohibit you from lying to your own clients then that's a YOU problem.
