it's killing me right now.....
 
Foreclosing on everyone here. Lots of complex jobs avialabe at a disounted AMC fee.
2-3 a week sounds like retirement to me. Some little seaside town... no rush...no traffic....aaaaahhhh.
 
May was/is a relatively good month...considering the early months of 2008...May 2008compares well with my workload from 2006 & 2007 (May).
 
17 behind same time last year. Year started out e-t-r-e-m-e-l-y slow, but is picking up somewhat this past few weeks. We do 5 counties in our rural area and the gas price is hurting our bottom line. Fees remain the same--no one wants to pay more or just simply lose the job.
Will be semi-retiring after this year, so "not to worry" here. We have been working at break neck speed for 5 years and the free time will allow us to catch up on: the house needs painting, the garage needs cleaning, yard & garden needs work, the house needs cleaning, closets need going thru, . . . . .etc, etc. (it makes me dizzy).
 
Now Jim, you can't possibly be working harder these days. You forget we have digital mapping, digital cameras, PDAs, and internet report delivery. How could you possibly be working harder?

Doug I am in same boat as Jim, Yes we have all the time saving items you noted. I have no idea how the market is in NC but it seems every underwriter want 3 sales all similar in size and location which closed in the past 90 days, Had 1 U/W last week; even though the oldest sale was 6 months 2 days old and all in same S/D. I got a note please have appraiser provide 2 more sales which closed in past 6 weeks no more than 2 blocks from subject.---Now I would have loved to do it but I was a little limited due to only 4 sales had closed in past 6 months +- in the S/D & the 1 I did not use was Riverfront. All sales used were +-250 SqFt of subject and all similar age and condition.

Again I do not know the market in NC, however, most of Florida is in a declining situation, you may have seen that on the news. Per latest quarterly report from 3/31/08 OFHEO Florida Home Values are down 8.15% for the Year & 3.27% for the Quarter. Jacksonville & surrounding areas is only down 2.31% for year & .71% for quarter.

Now to the reader of my reports without me further explaining my market and the sub markets such as the S/D may believe my subject is in a declining area. Even if the subject is not in a declining area. I need to take some time and need to work a little longer to support what I am saying. Most to the report readers only know Florida is down, but contrary to this belief not all Florida is down, Nor is all the Jacksonville market down 3.27% for the year. It does appear most areas are flat, but even some appear to have a little increase. But I need to spend a little more time on this report analyze and explain my findings in my report.

The appraiser can not work (at least here in Florida) the same way when we could check the box stable and all was fine with the world and no one question you. Yes, in some markets it does take more time developing reports. The good news is I feel that this is making me a better at what I do.

Hummm, not a bad thought. Offset those fuel prices and stretch the groceries budget with some possum.
 
In Tennessee, we do have a roadkill law. You run over it, you can eat it. Appraisers have been eaten regularly since the law was passed, as they get run over more than anything.

LA/California has seen its worst days in 20yrs. Currently doing some desk review work, which I think will be more profitable in the long run, with the price of gas. Currently $4.35. Interesting though, they are discounting for cash at some stations? Don't see the point.
