How Do You Complete 2 Or More Appraisals Per Day?

funny how that works, thatd be about all i could handle in a month given my somewhat rural area. If i do 25 im working basically all month. I am somewhat early in my career so i just am still focused on quality and having a good report than i am with meeting a quota. But i know i make far less than some others. How much time off did you have in Nov after your 28 reports and all those finals?
I've been appraising for 24 years, and in today's appraisal environment and in my market area, it would take me about 70 hours a week to do that kind of volume. I rarely get cookie cutter jobs anymore, but even if they were cookie cutters, when done for an AMC it would still take me 8 hours per 1004 (considering all of the requirements and time that AMCs add to the process). The last report I completed in under 8 hours was a restricted/private appraisal I did on a short form.
 
I agree Doug. The thing about it is most humans can't just set doing research for 10+ hours straight. ..I'm averaging 10+ hours for a 1004...not including breaks etc.
 
I don't think many appraisers really complete 2 per day on a year basis. That is a lot of appraisals. I am sure there are days everybody visits two or more properties in one day but 520 to 700 appraisals in a year is crazy. I worked more than full time and I am wrapping up the year with 235 orders.

:) you don't know what you don't know. With help from support staff, 2 a day is no biggie.
 
I wonder what ever happened to that guy who used to post a lot between 2006-2008, he was the cock of the walk for a long time, claimed to have a system far better than all the "chumps" he derided in here..... he seemed to disappear, maybe he got reviewed and is wearing orange and tidying up highway right of ways.

Stupid post. Just because an appraiser works 60 hours a week by choice does not me they are doing anything wrong or should be in jail. Most people in life do the bare minimum but they THINK they are hard workers. I run circles around these people. I don't like this type of attitude...it typically comes from appraisers who do 3-4 a week.
 
For example, some appraisers are just picking a high sale and a low sale witin 1 mile or 2, and asking what do you need with little regard for differences in subdivisions locations, etc, etc. Those are the people that the states have been and will continue to either revoke their licenses or sanction them seriously. The revocations have been occuring frequently since the collapse, and it will keep happening and with UAD/CU, the state is not the only one that is sanctioning. Homeowners as they get sharper with the internet are going to be filing more complaints too. Get ready.

It may be real fast to pick a high sale and a low sale and a number in between, but that is not the way appraisal practice is supposed to be done. Although your AMC or client may love you, FNMA, or your state board will burn that butt. A homeowner too in some cases.

This practice has nothing to do with being fast...it has to do with improper appraisal techniques. Appraisers who only do 3-4 per week could be just as guilty of this practice and are.

You are applying a real broad brush to appraisers who happen to chose to work harder and/or smarter than you. MY work product is far superior to most of my peers for the simple fact that I have another professional set of eyes looking at the report (my secretary)...not just mine.

Hmm, I didn't mention anything at all about 60 hours a week. I apologize if orange isn't as stylish as flip flops and tees.

My bold above in your quote. Don't start with an untruth and then try to convince me of anything. I hope your reports are more convincing by not starting with an untruth.
 
Incorrect...yours starts with an incorrect assumption that implies some random ding dong methodology, that you apparently made up, is being used by those who complete more appraisals than you do.

This is a thread about how to increase your productivity and you are rambling off in left field about something you have ZERO proof of and that has nothing to do with this thread. We ALL are aware of the practices of bad appraisers...that is not what this thread is about. Move along as you clearly have nothing to contribute to this topic.
