How Do You Complete 2 Or More Appraisals Per Day?

It could be argued that those that post the most on these forums have the least time to actually do the 2 appraisals a day. Just a thought.
 
no way a person can complete 2 appraisals in a day for 20 business days in a row....
With an assistant to key punch and hunt comps, which was what I had for a long time, I could complete about 1 per day. That was mostly rural property and about 40% was commercial agri or small commercial which had fees from $700 - $2,500, or mineral work which might be $5,000 or more. It is hard to make the comparison to a strictly residential appraisal practice. But with an assistant and a good grasp of the MLS, ready access to the county GIS and public data, two is not impossible, but even then, I would want a long turnaround so that if there is a bump in the research road, I have time to address it as a normal course of business. I understand that in MO, there is no quick "public" data of value for all practical purposes and reliance upon the broker is the sole source of info. I can see that shortens the process of research since it simply isn't available "in the normal course of business". Further, since those records are NOT on line, reviewers cannot search public data to compare, thus are much less likely to find a discrepancy between MLS records and "public" records that don't exist.

I know that I have all the time I need to do appraisals and post. I don't like TV. I don't do much other than work, eat, and sit near one of the five computers and a tablet that resides in my abode. And I do read. I probably average at least 1 hour per day reading. I know that a few on this site sell more real estate than they appraise, etc. So some of us who post a lot are working as hard as we want to.
 
I misspoke when I said Cost Approach...I meant to say Income Approach. I am not responding to any more of your stupid posts as you manipulate everything in an attempt prove your retarded stance and play gotcha with everyone. Furthermore, I never said the cost approach is meaningless...those are your words. You sound like libtard Obama.

That is definitely the case from my perspective. It takes me at least 4 hours just to do the research, inspection, and comp photos. Another 3+ hours to finish writing up the report. I could do a simple private report in about 5-6 hours, but it would be a very rare occurrence if I could complete a standard lender appraisal in under 8 hours start to finish. Unless an appraiser has repeat multiple easy assignments within 5-10 minutes drive of the office, a golden comp database that gets used over and over again, or maybe an assistant, it is hard for me to imagine how an appraiser can turn out 2 appraisals a day with consistency. Of course another option is to work 14 hour days, but who can keep that up for more than a few weeks at a time?

I've even been toying with completing the field work on a tablet computer. I can't imagine it saves me more than 10 minutes per report, so no significant time saver to apply to the next assignment. I wish I could figure out a way to complete standard appraisals in under 6 hours, it would help to make up for the low fees that we have been forced to live with as appraisers.

It was interesting to hear some appraiser on a Youtube video explain how great it is to complete field work on a tablet computer. He said his inspections typically take 20-30 minutes. That was surprising. I'm lucky if I've finished measuring the house in 20-30 minutes, then I have another 30 minutes inside the house. Rare that I complete an inspection in under an hour.

45 to an hour isn't uncommon but for me the driving time usually exceeds the inspection time. And then add comps...well, you get the picture. If I have a 10 am appointment, then basically, I have 4 hours to do the report after lunch. That is not a lot of time for a complex rural residence, especially if you don't have the comp pix in file already.
 
i think people who live where they live think it must be the same where everyone else lives. after posting here for 5 or so years i know this could not be further from the truth. the confluence of events that is the dc metro market allows me to do at least two per day (when market is busy enough) rather easily. 2 quick questions... are you all out the door by 7am generally and can you type without looking at the keyboard? those are 2 huge time savers i can think of off the bat!

You keep saying it makes a difference if your in a rural or urban area. Traffic in a urban area is brutal. Try getting a couple school zone tickets you will slow down quickly. I haven't use the same comp for an appraisal in 3years.
There isn't a cookie cutter appraisal anymore where you can rush...

of course it does. i live in the 2nd worst traffic area in the country. i schedule against the prevailing traffic rushes of the day and almost never sit in traffic. even where i live is ideal thankfully. and i dont use the same comps at all. each report gets 3 new comps then its out the door.
