How many Appraisals do you get a month from AppraiserUSA?

Look at that Wayne you win...or I mean I do thanks! Posted with you this morning with a 2-5 add and received an order about 2 hrs. later ( faxed from the advertisment. Looks like a good clean cut order. He didn't even ask for a comp check! I do have a question about the whole deal though, buyer says he is (or works for?) the Loan Co. buying the property! How does this affect me?
 
I’ve forgotten the exact date I signed up, but I was fortunate enough to get the top spot for my county. I don’t worry about comp check calls, that’s proof to me the site works and I don’t have to talk to them. What makes it worthwhile is when you land a quality repeat customer. I wouldn’t trade my position in the directory for five of those phony zones they’re selling out of Canada.

Wow that is fast!

As far as the order itself it is up to the appraiser to check out new clients . Verify the order just as you would any new client that calls you on the phone.

You might want to ask your question in another forum about how you would be affected.
 
FYI: Whenever I get a referral I use AppraiserUSA and go through the list of appraisers. I only refer to those that state "No Comp Checks".
 
Yes Wayne I am amazed. Call it luck, hotspot, whatever...it appears to have the makings of a good deal for me. So far as I can tell...My client is the name of the mortgage co. and the buyer is the name on buyer. It is on his shoulders, or his company,if he is doing something wrong.

Pam: I didn't put a check there...I give some basic data research into their request. I understand the concern but please consider this....it is a customer who needs a requirement fulfilled....if handled properly I believe it could turn into an order and they don't even know the answer to what they wanted in the first place. I don't know, I'm testing my theory now...I'll let ya know in the future. Maybe it's just my way of thinking since I was a car salesman for 10 yrs.. lol. I will mention though, that I tried this with a client and after some basic info she could see for herself the answer she was looking for. I am well aware she already knew the answer. I put in a statement something to the affect of "Something seriously affects the value in that market area and it would be crucial to view the market area." She could see the tough call it is to make from a comp check with the info I supplied. Although she chose not to proceed with that one, she called me tonight and asked if I could do some more data research for her on another property. The way I see it, at least I got a call back!!

Some appraisers do comp checks, some do not. It's a personal decision with each appraiser and I do not try to influence them.

I put the optional statement about "we do not do comp checks" there at the request of some appraisers. It is completely optional.

Some appraisers feel that this statement will deter contacts from potential customers that might start off wanting a comp check, but could be converted into a paying appraisal order. Also some appraisers feel that the statement is a little strong and will deter potential customers from calling just to find out a little about the appraiser, it's sort of like the appraiser is saying "don't bother me unless you are ready to order".

Again, it's up to the appraiser, we try to be flexible and allow the individual appraiser to decide how to run their business and not dictate how it should be run through the setup of our directory.
 
I understand that Wayne, I was just trying to point out my view to Pam so that maybe, in the future, she doesn't overlook me as a referral. I have a lot to learn, but I feel I am doing my best.
 
I understand the reasons some choose not to use the 'no comp checks' with their listing. I have no way of knowing who is who unless I recognize their name from their postings here on this forum. I chose to refer business to those that are willing to put that on their AppraiserUSA listing and don't have the time to call around to those that didn't use that. As Wayne said, it's the individual appraisers choice to add that or not and I choose to call on those that do. It's just a time saving thing to me.
 
Understood Pam. That is why I stated for "future" reference don't discard me. I am on this forum to learn. A year or two from now maybe you'll see some of my posts and have a better understanding of my ethics. I fully believe in support like this forum. With what seems to be overwhelming, and a bit conflicting rules, we have to stick together to recognize and realize what "exactly" is expected of us.
