Hybrid appraisal report

Beside the lidar sketch cost, i haven't heard anybody here using it. I played with it. Was not easy and didn't seem to do it right. and you need an apple phone, android doesn't have that radar/sonar function.

I would like to hear it being used.
Huh? I found that it wasn't real accurate - at least Cubi Casa - but it was SUPER easy, and the sketch it created was spot on. I timed this one - took me 6 minutes...

Maybe I've got my bybrid/bifurcated appraisal products mixed up. But either way, you are signing off on someone else's work. They take no responsibility for it. You can make a complaint about the PDC, but nothing is done about it and you are still stuck with their maybe good maybe bad data.
Yes, you are "relying" on someone else whom is not licensed and or insured. I have not done a hybrid however, my mentor has. He was convinced, like the chart I posted from Clear capital states, the whole process could be done in 50% of the time of a full appraisal. That couldn't be further from the truth. Make no mistake, this is a full appraisal. This is not a shortened form like a drive-by.

Even though the certifications in the hybrid form state that the appraiser did not inspect, you are still responsible for the value...based on what the PDC provided.... as the signing appraiser.

So, did you measure the dwelling after you did this cubi casa layout? How far off was it from 1,705 sq.ft.?

I must say it does look impressive. Like a CAD sketch as opposed to my Ala Mode sketches. Does Cubi Casa charge per sketch?
 
The cruel pinch of want does drive the appraiser to do hurried work, and in doing so, risk a major mistake, and having escaped scrutiny as some point says "WTF? Why do a thorough job when I get paid the same for a sloppy job."

Having potential liability isn't the same thing as actually being held accountable. Do you think FNMA will hold the top AMCs and banks "accountable" the same way they would the Cow Pasture Fly-in Bank's one loan originator?
Nobody's holding FNMA or Freddie Mac accountable either.
 
And is the certified broker/agent the listing agent?
I don't know. I was living vicariously through my mentor who was doing these hybrids. He eventually stopped, finding out no.....you cannot do them in a couple hours and they were not worth the severely reduced fees and pressure to turn them in an expedited manner. He's back driving the Los Angeles highways and byways LOL
 
Mentor, over 2 years as that was the period to get certified. I don't think 2 years is necessary but just learning by using an app on your own house is different than using an appraiser trainee. Technically started with initial appraiser classes.

Why not use appraiser trainees for hybrids?
I would love to know why not use appraiser trainees for these as well? I guess because they're being supervised by an appraiser? I would do them if the person I trust and trained could do the inspection. It's so obvious they want to fully eliminate appraisers.

I've found that CubiCasa is about ~ 5-7% different than my measurements. The floor plan is free. The GLA measurements is $10 per.
 
He never actually said this but I do suspect he is either a professor or more likely a associate professor of mathematics at some college or university in california.
I always thought assessment because of MARS.
