If the hybrid is trying to be a in between of a interior inspection appraisal and a desktop appraisal, it is way more closer to a desktop appraisal than the interior inspection appraisal. It is not in the middle.
 
I will never understand what they are trying to accomplish. Licensed appraisers already provide a pretty wide variety of products.

They are trying to accomplish bigger AMC profits. There is no evidence that they care about accomplishing anything else.

Regarding hybrids replacing traditional appraisals, its a matter of getting max value and max profit from staff appraisers. I don't think other lenders give a crap about it, but a lender or AMC who relies heavily on staff, and is also in the make a buc k off every appraisal business, cares a whole lot...a hybrid allows the staff appraiser to pump out far greater volume and cover a wider geo area, meaning a company can reduce staff and wring max profit from the ones they keep, while paying chump change to non appraiser inspectors to run around inspecting one after another fast food style. Its not about anything else, I doubt the borrower will pay any less or if they do a marginal amount less.

Hybrids to replace a BPO or AVM are a different story and the ext inspection is less meaningful to an ext only product of any kind, though even there certain information may be lost or reported differently by a third party vs appraiser doing the ext drive by. .
 
It's not :) other than competent local appraisers understand what is customary and how things are done locally. So if third party inspectors measure a home they should know what is customary in their area and not follow some national standard.
It is beyond absurd to think nobody but an appraiser can correctly measure a house and that it would not be easy to train property inspectors to measure homes. There are some legitimate arguments that can be made regarding hybrids, but this is not one of them.

Contrary to what Joe Avg Quarterback asserts, Fannie and Freddie don't give a rip about AMC profits. With PIW and Hybrids, they are looking for ways to speed up the process and get the clock ticking on that interest sooner.

How much time is saved when you have 2 people in the process? How fast do they want the process to be? I get an order today, and in about 5 business days you get a full URAR. I can do it in 3 if you want to pay a fee to bump you up the list. I know these days AMC's waste 2-3 days trying to find the cheapest mouth breather alive to get the job done, but that's not on the appraiser's end.

Seems hybrids would actually take longer. In business the higher paid jobs come first. So if some BS $50 offer comes across my desk, it sits there till I have nothing else to do. Then I'll take a look.

When you have to visit a property, it takes time to schedule appointments. Doesn't matter if a licensed appraiser is doing it or a burger flipper.
 
It takes about the same time in most markets. It is probably quicker in the areas like the pot states where it often takes longer than a week.
