Wait till you see this thing.....its form filling to the max. In fact, that is all it is.

Yes, clicking boxes while we are in a house with some HO or realtor standing on our shoulder and asking questions. So now you have your phone taking pics & clicking boxes on your tablet. We have officially become data collectors; I said this in one of our MBREA classes. Nobody said anything. smh.

I fail to see why we need to fill it out on-site. I will collect info and photos and fill it out in my home office -if I continue after trying one or two 3.6.

1. And after spending an hour, or more, putting in all the new subject house minutia requested, but not actually needed.
2. You will then put in all the new minuria about the comps being requested.
3. When your brain has been drained to this point.
4. You will then be asked to complete not a 1 page market grid, but a grid broken into pieces.

At the points of 1,2,3 your brain will be screaming no mas, no mas. And you will certainly think the current fees do not cover the time and aggravation. I played with it for a couple of pages, too slow. Took the class, nothing to learn when all you do is check box after box. The comps new minutia data is really gonna aggravate totally.

Of course, until you actually do one, hey, ypu might love uad data3.6. Most of us, it will be the end.

While there's a lot of hype around AI, this is one of the actual things AI + LiDar can help with. AI voice dictation which auto fills certain fields as well as a general log, AI image classification/tagging, LiDar for interior scan/map. Idea is you just open the app and walk around the inspection and the camera and LiDar do their thing while you dictate to it details. It could be really neat if implemented well (this part is "pending").

Agree. I might not be able to tolerate it-
I will try to do one or two and will know right away - no point in my wasting time stressing in advance - will watch some videos online from ALAMODE and make a template and either it will be doable ( for me ) or not.
 
"Techie" ppl might do well with all the Gigibar, LiDar, CM etc, but I dare say, not all appraisers are techies.
Once that data is in the cloud, one way or another everybody in the world will have access to it thanks to dumba$ like us who gather it for free, and ppl's privacy will be non-existent re: their home. Info creep has 2 meanings here.
Our privacy is being ripped away and shared constantly. Don't click on something or you will be in 100 new databases for whoever/whatever.
Using the property info to make the loan is fine. But it looks like that's only the smallest bit of where it will all go. And homeowners have no idea about their subsequent lack of security & privacy.

As fa as i know, appraisers are not supposed to use Lidar we are supposed to measure, ext if a house, int if a condo. Even if we do use Lidar, and some voice-to-text program, tech is never as instant as it seems - there is still all the research and analysis to do for a credible appraisal and then there is the after-party of ROV and stips.

The anger and disgust appraisers feel about this is beyond software and tech; it reflects the shredding of the profession on the mortgage lending side over the past decade. IDK why you are wasting your time trying to start a portal or whatever it is you are trying to do - the field is circling the drain. I would suggest you use your knowledge and linguistic skills with Ukraine and Russia to develop something on the rebuilding end or valuing damaged properties as a liaison with US contractors -go where the money is it sure as heck is not in apparisal!

That's different than having photos of a child's bedroom or kitchen on an appraisal being uploaded to the stars.
Honestly, I'm feeling you are petulant re: techie stuff.... We all have different interests and capabilities, and that's why there's room on the planet for everybody, but everybody is not suited for every task. That doesn't make anybody "bad" or "less-than"... So I choose not to feel insulted or demeaned. There's more to life than robots, and not all of us are looking for a job at all, let alone at WalMart. And today my bandwidth is irritating my internet mbps, s-l-o-w going, so I'm a bit annoyed with tech today anyhow.
