Somehow I came upon looking at expired and cancelled listings to get idea on the market. I'm so good.
See if AI could do that in analytic thinking.

The funny part about Portland is its 90% White and yet so many drugs and homeless people it's crazy. I was up there last month and it's retarded like they are all Inbred stupidity. My wife's sister moved to Eugene Oregon and it's bat **** crazy retarded but she's a wing nut and fits right in with those pastry White Liberals...lmao)
 
We are trained to be the eyes and ears for the client and the public trust but are told to also be deaf and blind at the same time. Let's face it nobody cares about the out of towner who has no idea he just purchased a home in felony flats. Lmao )

Been about 15 years since I've travelled down the I5 corridor. Even then, Portland was sketchy. Salem and Eugene felt pretty safe as I recall.
 
The Countryside Alliance has released the results of their 2024 Rural Crime Survey. The full results can be found here.

The Survey shows that rural crime still remains a huge problem throughout the countryside, with 96% of respondents seeing crime as a significant issue in their area, and 45% believing that the police do not take rural crime seriously.

Furthermore, 73% of people were of the view that crime has increased in the last 12 months, reflecting a widespread feeling that communities are less safe. A significant proportion (48%) of respondents have felt intimidated by criminals or criminality in the past year, further evidencing this.

Key crimes were identified by the Survey as being priorities for the police to crack down on, with examples ranging from agricultural machinery theft to fly-tipping and hare poaching.

39% of respondents had suffered from incidents of rural crime in the past 12 months. The priority crimes represented a great deal of these, with 44% of reported crimes concerning fly-tipping, 32% concerning agricultural machinery theft, and 31% concerning illegal hare or deer poaching.

Sadly, a major issue in rural crime is underreporting. The Survey showed that 32% of crimes were never reported to the police. The reasons for not reporting crimes vary and are telling, with many citing a perceived lack of police action.

(my comment ) The above is one source, but numerous sources report the same stats of underreporting of crimes in rural areas.
 
I asked for areas in Portland, OR that have higher crime rates and this is what I got:

• Centennial: Known for drug trafficking, homicides, burglaries; crime rate 234% higher than national average.
• Mill Park: Crime rate 207% above national average, with violent and property crimes prevalent.
• Parkrose: Property crime and violent crimes like robbery are concerns; crime rate 204% above national average.
• Kenton: Crime rate 171% higher than national average, with property crimes and violent crimes such as assaults and robberies.
• Downtown & Old Town/Chinatown: High volume of property crimes, theft, vandalism, and assaults reported."

Good luck with shoehorning any of those observations in a report and not being rejected.
i would leave out the crime stats. It was brought up in one of the in person classes I took and we were told that even if they are stats, it is considered prejudicial. Just go with the old this market has lower overall sales prices and was adjusted up as a result. Maybe include in your street scene that lovely encampment down the street.

You are not being honest. Do you report the crime stats for all of your neighborhoods? If yo ufeel the need to do this, maybe employ stats that are closer to the subject, like the stats within 1/8 of the subject like the Portland Maps page has. That might be more pertinent and property specific.
 
I don't know how Zillow works.
I was surprised my subject's sales price is 20% below Zillow's estimate. Best for human appraiser to figure out the truth.
The reason Zillow was 20% higher was that it used comps in different neighborhood.
AVMs don't know how location (not just proximity) plays an important role like real appraisers do.
