January business?

Gee...and I was excited because I got three assignments today.
 
Better month than I expected however my FHA's are down from one of my best clients. One of our local appraisal mills has everyone including their mascot on the approved list. I will bet my liver with one hundred percent confidence that he does not see the interior of every subject assigned to him.

Wow, what a cynical bunch. Seems to me that with a little hard work and the right market environment, some of you could squeeze out a couple more a week. Not that it matters, I have no trainees, I inspect the interior of every home (except 2055's) and no one takes pictures for me.

If I could paint a picture: The Washington County area was a small, older community that saw explosive growth since 2000. Up until that time, there was very little in the way of new construction. When I moved here, population was 55,000 plus seasonal snow birds. Last census showed over 100,000 people in 2002. For the most part, new construction is cookie cutter with contiguous and defined market areas that makes comp selection relatively easy. The few odd ball properties that come down the pipe are usually turned down due to time constraints. Even the high end properties, one million plus, are getting easier due to the availability of comparable sales data. Very active market right now.

I sense a little "ego" from some of the posters. Just because the volume where you work does not match the volume here, it does not mean it is not possible to obtain 40 to 60 orders per month. Regardless, the opinionated view points of a few (not painting all of you with a broad brush) does not matter. I know what my volume is, as does anybody that is familiar with this market area. Preparedness, discipline and time management will produce wonders if you allow it. I work hard; cultivate clients (face to face meetings) market my business and most importantly I am not afraid to ask for work.
 
it never ceases to amaze me how a couple of appraisers mention how well they are doing and the rest just shoot them down as being incompetant, unethical or even being a "skippy". even going as far as breakig out their calcualtor to "break down" how many they are doing an hour. EACH MARKET AND APPRAISAL IS DIFFERENT!! get a life!!

is this forum not provide for us to band together and help each other? seriously, it is complete GARBAGE that some of you are so insecure that you find it completely unfathomable that someone is smarter, faster and more driven than you??

imo, its the older generation that are the first to "assault" an appraiser that is doing well and performing above the "norm". this is EXTREMELY unfortunate, as they are the very reason many of us are here (seeking knowledge). you guys need to face it, the younger generation is faster and more efficient these days... period! now of course, not necessarily smarter or better... but definately more efficient (wink).

we currently have major issues that are facing our profession... is it really worth the effort to try and beat down our own? im glad people are doing well even if its not me. it gives me hope!

Well said tkaster. I think you hit the nail on the head. I grew up using computers, and I use them to the best of my ability. Although I can not be considered a "younger appraiser", I was a cop in CA for 10 years before wanting to lead a less stressful life and make more money. Discipline and time management are to two big keys here. All jokes aside, this job is way more stressful than law enforcement ever was.

Better yet, how long have you been licensed and living in the Saint George area?

You say only about 7-9 full time appraisers in the area?

The MLS had how many total sales in the last 30 days in Washington County? FWIW I have access to the same MLS system.:new_smile-l:

I'll answer your questions. I moved here in 1999 and started selling real estate. I was hired by the County Assessors office in 2002 and went out on my own in 2006. 88 reported sales last month county wide. 250 in the last two months and 444 in the last 3 months. I did not search vacant land, multi-use or commercial.
 
The 'forum' is a great place to come for a beating. But there are enough reasonable people here to make it a good place to come if you just want some information, too. 40 to 60 a month? I've done it and for extended periods. It isn't easy but it is work if you are into that kind of thing.

I'm a appraiser in Charlotte, North Carolina and our business is down about 20%.
Although I'm still getting calls from trainee appraisers looking for a job. My first question is: do you watch the news?

I'm taking as much CE as I can stand, reading, spending more time with the kids. O' the life of a real estate appraiser.

All trainees and new licensees - the bus to St. George leaves at 6 AM Monday -
 
I'm steady, just taking it easy. I want to enjoy the weekends again. Almost Debt free.
 
I'm busted. Definately, I am the old generation.
