jallen, I think your municipal airport is about to get very busy with inbound flights from all points. I'm on the United flight out of EWR myself. I think your area is in the perfect location and there is very little appraiser competition (for now) :)

Like hovious and fred in IL, I'm very busy too. It came out of nowhere...all in just a few days. A few homes I have even done before back in late '06. A good handful are investment properties, and even a purchase or two. Today is a day off and I'm back to setting another few appts over the next few days. I take it while I can get it, because next week I could have nothing.
 
You know Jallen, everyone believes a guy can hit 60 homes in a year, or rush for 2000 yards, we believe some people can run a mile in less than 4 minutes and that speed readers can get through War & Peace in less than a day, but don't ever bring up that "40 to 60 appraisals in a month" stuff 'round here. Now we all know any more than 10 a week means you're lying, ain't doing the job right, or you have the Mrs running around taking pictures and making phone calls for you - probably even typin' them, too. Heck, 8 is impossible when ya' doin' it right. Everyone know that. :new_all_coholic:

I have to respectfully disagree.

As a fee appraiser working for myself the most appraisals I have completed in a month is 63. It did mean working very long hours and no I couldn't keep that pace up for several months. Realize it is very possible to do 40+ appraisals ,with relative ease to, if you have a client that is tied in with a builder where you are appraising 1-3 models and they have many sales. In my situation of the 63 appraisals 42 were of 4 models with 2 builders in the same 2 subdivisions. Once the first appraisal on a model was completed it is a matter of transferring data for the next appraisal and adjusting for the differences. So it is possible. Not necessarily prevalent right now but it is possible.

My clients all report an increase in refi applications , many of which they are declining because people have 100% financing from last 18 months and need 10% -20% appreciation to get loan approved. (Nice to have clients that know their job and don't ask for Comp Checks)

Joker, If he was talking about Ohio, then yes the BS Boots would be on, lol.

Different parts of the country are not nearly as depressed as Ohio. I heard that in December 2007, HUD sold 517 properties in Ohio & Michigan alone. In other parts of the country, HUD doesn't even have 517 houses in their inventory..that should put Ohio's market into prospective, lol.
 
I’m awed by those who have rushed to his defense. They’re an impressive group to say the least, they appear to be correspondence school products with outstanding credentials, possibly Home Depot night watchmen and Domino’s dispatchers, in fact I believe one of them claimed to be a moan back member.
