Please spend your time saving your profession rather than making up things a borrower was required to do.
Go get a yardstick, place it next to that handrail on the "landscaping deck" and take a picture of it. Then get back to us. I can't find your address in this thread to go closely examine the MLS picture again.
 
So you're smart enough to note that most of those complaints are about the fee, but instead want to chalk up the business conditions to appraisers not working for the borrowers? Especially when the courts are acknowledging the point that the appraisal isn't being performed on behalf of the borrower.

Pro-tip; when appraisers are complaining about the prevalence of AMCs gobbling up large percentages of the work and making appraisers compete with each other by fee that isn't an argument that is oriented to the interests of home buyers who are not party to the appraiser-client relationship.


They teach critical thinking courses in college, you know.

Like Mike said you're all so misinformed that you don't understand what's actually happening to you, and this post that has over 15k views defending the appraiser or deflecting to the borrower, yet the CFPB's open docket period regarding what you're being paid by AMC's that fuels this incompetence received 973 comments proves it.
Do you currently accept orders from AMC's Bayou?

If you do.....even at what you deem to be customary and reasonable.....you're part of the problem as well...

I currently do not and I'll tell you what, they don't miss me one bit.

I noticed you quoted one of my posts and that's fine. But you didn't quote the many times I called for a full stop, nationwide, with a press release to the major media outlets, on appraisers working for AMC's.

If there's one thing that Andrew Cuomo got right at the start of the hvcc, it's that he stated "appraisers aren't a very organized group".

That's why a full stop of appraisers working for AMC's won't happen and blasted all over the 6:00 news nationwide. You know, like Starbucks baristas, or hotel workers, or airline pilots, Etc.

What I can't understand is your desire to continually poke this bear. You must really have some kind of deep seeded need to be right. You know the response you're going to get, yet you continue to post. I mean - really - what are you hoping to gain herein? Loss of time?
 
For the record, I believe the appraiser was negligent in identifying the utility services to the site. I do not believe that the appraiser was pressured to ignore the presence of a defective deck and/or fencing. Those allegations, and your steadfast refusal to provide pictures in support of them, do not help your cause.

He's using the consumer angle in furtherance of his real complaint which are the fees the appraisers are being paid. Pearl clutching for clout. This is essentially a labor rights struggle, not a consumer rights struggle.

Error-free or not, the lenders usage of those appraisals continues. The only difference now is that they're diverting some of the demand for appraisals to AVMs and other alternatives on larger percentage of the low-risk deals where the value conclusion basically doesn't matter to the loan decision. How that trend evolves has zero to do with anyone fretting about the well being of the borrowers.

If a lender is making a 95% LTV mortgage such as the one you needed then they're still getting the appraisal. But if the borrower is putting in more of their own money and the LTV is below 80% then a larger percentage of those deals are getting done with something other than the appraisal.

Wow.... I completely knee jerked that post.... I thought this was yet another appraiser complaining about the state of our industry.

It's the septic tank / well girl!

The one who signed a contract and has buyer's remorse and it's the Appraiser's fault.

I get her mentality though. With the government looking to pay off student loans, give undocumented immigrants healthcare, reparations for things that happened a hundred years ago....... how could she "not" want someone else to pay for it?

Nothing more than a continuing and pathetic need for attention.

What baffles me is that some fairly intelligent appraisers keep feeding this obnoxious troll. She is not going away until everyone puts her on ignore or until everyone bows down and says "your right, you're the smartest one on the forum and everyone else is stupid." You know, a female version of Burt.

not for the borrowers...what tell that to marin city...and impartial means treating all parties equally duh...you have some massive client bias :ROFLMAO:
