This is one of those threads that's a bit puzzling for me to read.

I've never had a problem with ENV reports. Been doing them for a dozen+ years, for a variety of clients. Don't do anything different than for an XML report - early on I learned not to put any images or graphs into the Addendum, but to use Extra Map Pages instead. Nowadays most of my reports are delivered in ENV format on Appraisalport. Same report as done for XML, just click different button to create ENV delivery file in ACI.

The only problem I ever had was with a few clients complaining about extra typed language appearing on some photo descriptions (a cloning error that does not appear in XML apparently). Learned pretty quickly how to cleanup or "work-around" that, but honestly don't think its happened in more than a dozen appraisals out of thousands over that time.
Have you actually viewed your report after it was converted and sent with an ENV file?
Do you put jpegs in your additional comments?

Yes, I have, and no, I do not. Photos go into photo pages only, and any charts, aerial photos, tax cards, etc. go into Extra Map Pages. :)

That's what i thought. So it stands to reason why you don't have issues.

Perhaps you should try changing the way you do reports (at least those requiring ENV format). As an example, here are the items I have as "extra Map Pages" on a 2055 report I just finished pre-typing data into for tomorrow. All of them are image jpg files. (Screen grab from the left sidebar in ACI). Just FYI.

Nah... I prefer to do my report in a way that makes most sense. You don't tell an author how to write his book. Stop being sheep.

Many want to do it in the way it makes sense - to them. The problem is that what makes sense to them may be very difficult for the intended user. Over the years I have read countless reports from appraisers all over the country. Some are well organized and easy to read and follow. Others, well, not so much.

If you really have your heart set on imbedding charts/graphs in the actual commentary in an ENV formatted report, then just create the commentary (with the associated graphics), snag it as an image, and insert the whole thing onto one of the many pages available for that.

Or send it the way the expert intended. Once you have the pdf, do with it what you want. ;)

Better yet. Just snag photos of the whole report and just send in pictures. ;)

The "expert" recognizes that reports are not written in a vacuum. They are not works of art to be hung in a museum. They are written for the intended users to use them. That is why the Standards say that the format is driven by the users. If you do not like the way any formatting system works, then do not take assignments that require it. I know appraisers who do not do GSE work because they do not like dealing with the GSE forms.
 
Sorry, I meant ENV.
My reports are filled with graphs and photos in the comments, which don't show up with env. Even some photo pages are deleted. It also rearranges the report or order.
you have to put any photo, or graph, on a photo page for env to use it. the program was invented in the 1980's and not 1 improvement has been done to it since. env rips apart your appraisal and re arranges it in a format that lenders can use for their programs. they still get a normal pdf of it, but never put a photo or graph on any page other than a photo page.
