MLS statistics

Anybody know the 114MC rationale to group time periods during the previous 12 months into 3 rather than 4 groups? If not that, can somebody estimate the typical quantitative impact of disproportionate lengths of time?
If you are using the 1004 MC i would configure the data to produce 4 quarters of data at a minimum and comment as needed. Why the form was created on a 3 to 3 to 6 month basis is beyond me
 
If anyone has Flex MLS ( which seems a system common in many areas )
I can save people pain if interested cause it took hours to find the simplest way to run a statistical chart for trend line market conditions-
1) do a quick search area, property type etc ( as you normally would search) for sales or listings or whatever you want
click view results
go up to the upper left click Menu
scroll down to statistics, click it , and it will give choices of a chart or different options and when it shows it you can refine it by lower part check median price or average or both etc

you can print the chart and save it to pdf and add it to the report or export it to wherever -

so if the median sale price in Feb 24 was $875,000 and the median price in Feb 25 was $700,000 do you make a -20% adjustment?

Depends on my subject market and what other indicators show such as spending etc- idk what data you used for - 20% adjustment but since I am not seeing it in my market it is hard for me to comment.

Were all sales identical in all characteristics that impact value? If not, the differences in median prices are not solely due to a change in market conditions.

With increased numbers of listings, it seems the pressure will be on the seller as buyers will have more to pick from.

That's the great thing about statistics....you can make them say just about whatever you want.
