National Appraiser Boycott

The fact that an AMC is called an APPRAISAL management company might be a clue. The AMC is regulated because it is set up to be a trusted agent of the lender with respect to appraiser qualifications and standards.

When I explicitly state "appraisal standards, appraiser qualifications and appraiser conduct" that is a reference to the role of TAF.

That's where the question "what does AMC conduct have to do with the role of TAF?" comes into play.

Which still has nothing to do with appraiser regulations and those that are involved in the regulatory process concerning appraiser conduct
 
We all know what TAF is supposed to do. Now let’s talk about what they actually do. There’s a reason they have the reputation they do.

I tend to judge folks by the content of their contributions, not the name attached to the avatar. Why does a 'real' name matter to you? Are ya gonna hunt folks down and stalk them? The first part of your response is very cogent. Loses traction after. Doesn't matter to me whether GH calls himself GH or Santa Claus. I care about the content of his contrions.

Maybe someone has already said this. How about just getting together with local independent appraisers to deal with the fee issues? The problem is often local appraisers don’t talk to each other and use each other as resources. When I moved to the last county I worked full time in we had a great relationship with each other. We would often call each other and talk about appraisal issues. Early on I told them I was going to raise my fees, and that they were working too cheap. Eventually it caught on. It’s not a formal agreement, but when we encourage each other and all get on the same page it is easier to stand your ground and not work for cheap. Also we have each other as resources for questions about appraisal issues. By the way we had our fees go from 350 an appraisal to nearly 600 in about 5 years. It works. I still tell some of them they work to cheap on complex stuff.

Doing a national boycott is probably not going to happen. But a local coalition is definitely possible.

Since I have moved to another county across the state, there is zero cooperation and communication among appraisers. Kind of sad really. If we can’t talk to each other on a local level how are we going to do that on a national level? Start local. After all when lenders order appraisals they call local appraisers. If local appraisers hold the line then it becomes easier to fight the AMC beast and get reasonable fees.

I am done this year. At 71 and with the state of the profession and all the nonsense with the new form it is no longer worth it. This is gong to be a hellish amount of stress come November. And I am tired of the GSEs running the show. And since I really don’t need the money it is time to find something else to do with my time. And I have some ideas. If I had stayed in my last location, I could have gotten by just doing private work. Just not much of that around here due to the types of properties.

But for those younger, talk to your local appraisers. Get together and learn to use each other as resources. Develop relationships. It will pay off. And by the way I have reached out to others in my area, but there seems to be a wall. Maybe it is insecurity. I don’t know. But in my last location we actually referred work to each other.

The irony is that we have this forum to talk to each other, but we don’t talk to the appraiser that lives in the same city as we do. Pretty foolish really.

I feel like a broken record. Separate fees on truth in lending disclosures and the market structure changes for those that work with AMCs. It would change the whole market structure.

It would probably be a death sentence for AMCs through competition or getting dissolved.

It would help public trust. TAF can play a role. TAF needs to put on big boy britches. Are you listening @Francois K. Gregoire ?
 
When do we finally join together as one and attempt to make changes that actually benefit us as the collective?

1. Our fees have been stagnant if not declining now for 12-15 years while everything else has gone up with inflation.

2. We face unethical AMC's that are taking a large % out of our fees with zero legislation in place to stop them unbeknownst to the general public.

3. We are forced to waste hours on end of our time as independent non salaried employees answering ridiculous revision requests that have zero effect on the actual assignment results.

4. We face absurd slander and attacks from Fair Housing officials who are now producing radio adds slandering the profession as "racists" with zero actual evidence of this
actually being an issue whatsoever in the industry. It makes no common sense to anyone with a functioning brain.

5. We are being tasked to learn a new "form" and new "software" with lenders and AMC's steadfast on paying us the same low ball fees regardless of the extra time constraints.



We have no Union. We have zero representation. No lobby fighting for us for even basic fair and reasonable treatment .

The only thing that is gonna save us is us. I don't know if a grassroots campaign is possible or will work and it might be painful for some for a few weeks but if we collectively boycott the conditions
we have been put in we can shut the whole system down until we are given what we ask or something atleast reasonable for the work we are putting in to try and feed our families.

What is stopping us from collectively boycotting the systems until we get better pay, resolve the AMC scam from the bad actors, get minimum fee standards. Get rid of the low ball "bid system" which
the consumer has zero idea takes place . The lenders and AMC's do not care about quality of one's work, they care about who can do it for the cheapest fee regardless of their talent or expertise.

Something has got to change. If not know, it will never happen.
And who is going to pay the bills while an appraiser is boycotting his/her customers?
