Who pays your freight?
I have no disdain for appraisers and hope you all get paid a $1,000+ for every non-complex appraisal that you do (at which point I would have to seriously reconsider going back out into the field). However, there is a difference between hope and reality and am sorry that you cannot accept reality.

Who pays your freight daily? Thus we know where your heart lies. Go start up a background check company or some similar parasitic company or join one (or are you already there) , we don't need you on our side with your attitude. Reality is that traitors suck and patriots see you for what you are.
 
Timd is like one who has no professionalism. And to be a law student, he really should call NC, VA and LA and tell them how stupid they are. That would be grand. Please record it and play it to the Federal Trade Commission based on antitrust law.
 
Please Timd make sure you let NC, VA and LA AND THE FTC know your favorite AMCs so they can help you.
 
Just interested if you think that fees went up as a result of the announcement by the VA board or if fees went up because appraisal demand in the past year increased significantly or maybe due to both factors?

I am guessing that you really won't know the answer until the demand for appraisals declines again at which point it will be interesting to see if fees decline again.

I wonder if the adoption of the VA schedule gave a little confidence to those accepting low fee assignments to raise fees. They now have something formal to point to as an indication of C and R. Even though the adoption of the VA schedule as compliance may be full of legal holes, it might have encouraged appraisers afraid to rock the boat the courage to say no to low fees

Dumb arses still doing appraisals for $300 will no longer have a reason to undercut others when they have a minimum basis that even the lowest of the low can stand on. Now let the lenders and AMCs really examine reports for competency rather than inclusion of an E&O policy.

Yeah, that deals with antitrust legislation and the heart of it.

C&R is a physics force to minimize damage and keep the FTC and State Govt s from breaking all hell loose, which still may happen but what NC did was good.

Like if you can fog a mirror and check the box and give us what we need AND you have E&O?

An oligopsony don't just have market power on price.

Public trust is the problem when it comes to all the above, but that is how oligopsonies work. Money is their gasoline. Not public trust or credibility or reliability or anything else.

Money drives an oligopsony....period. It has no conscience.

That is a possible explanation although we really won't know until we see what happens to appraisal fees during the next significant slow down in demand for appraisals

So those who disagree with your views on certain matters are traitors while you and the people who agree with you are patriots? Thank the good Lord that someone with such a warped view will never be in charge of anything that actually matters so I don't have to worry about getting sent to the GULAG for disagreeing with your point of view
Who pays my freight? That would be the borrowers who pay the Mortgage Insurance premiums to the Mortgage Insurer that I work for. I have nothing whatsoever to do with AMC's or background check companies and never have.

So what dog in the fight do you have against a real C&R benchmark? Just pissed because you missed the latest boat away from the soul crushing jobs you have had in the past and currently?
