Nc To Use VA Fees For C&R

Just interested if you think that fees went up as a result of the announcement by the VA board or if fees went up because appraisal demand in the past year increased significantly or maybe due to both factors?

I am guessing that you really won't know the answer until the demand for appraisals declines again at which point it will be interesting to see if fees decline again.
The Virginia Tech survey, the AMC law and demand were, most likely, all factors.
No, like anyone I have no knowledge of the future.
 
So what dog in the fight do you have against a real C&R benchmark? Just pissed because you missed the latest boat away from the soul crushing jobs you have had in the past and currently?
I am not pissed at all and I actually love my job, which is why I have been here for more than 5 years despite other companies trying to recruit me on numerous occasions for other positions...I simply expressed my opinion that the NC board's VA fee pronouncement will make no difference which is not based on any emotion but is based on the fact that I don't think the pronouncement represents any change whatsoever from already existing law and regulations and I provided documentation which supports why I believe this to be the case. Who knows, maybe I will be proven wrong but on the other hand you have not provided any logical reasoning that supports your view that my opinion is incorrect. Rather, you have resorted to insulting me by calling me a traitor and now you have thrown another insult my way.
 
This is the Season of redemption and love. Don't worry about it right now. Charges won't be brought til Jan 2 or later. I'm hoping for Jan 3 but let's be friends til then.
 
Dumb arses still doing appraisals for $300 will no longer have a reason to undercut others when they have a minimum basis that even the lowest of the low can stand on. Now let the lenders and AMCs really examine reports for competency rather than inclusion of an E&O policy.
Don't get to excited, I think NCPAC jumped the gun. What's being reported on another site is that the Board voted (this morning) to accept the Guidance Document and to go forward with the rule making process and to expose the PROPOSED rules for comment; Vote is in February.

Today, the NC Appraisal Board did not vote to permanently adopt the VA fee schedule as the basis for customary and reasonable appraisal fees.

With so many appraisers statewide emailing, texting, and calling me today seeking accurate information about what happened at the NC Appraisal Board this morning, I thought I’d answer with a blog post.

Today, the Board received a detailed report from its AMC Committee, delivered in a very detailed manner by the Chair. She left folks know that the committee members did not fully agree on all the PROPOSED rules but that they agreed on a “Guidance Document” to provide TEMPORARY GUIDANCE until the Board actually implements rules. The Board also released DRAFT rules.

The Board voted to accept the Guidance Document and to go forward with the rulemaking process and to expose the PROPOSED rules for comment.

The Board’s schedule currently calls for a stakeholder’s meeting sometime in January 2017 to discuss customary and reasonable fees and the various associated issues.

In February 2017, the Board plans to hold a rulemaking hearing to receive public comment on the PROPOSED rule.

Between now and February, appraisers can expect to receive more information from the Board and to have ample opportunity to comment on the PROPOSED rules.

In the meantime, AMCs may use the published VA fee schedule. “The Board does not require AMCs to pay appraisal fees only in accordance with the VA fee schedule. An AMC may pay a fee that differs from the VA fee, but must be able to show compliance with the state law.”

For now, the VA fee schedule is a TEMPORARY solution. It may become permanent in the future but for now it is merely temporary as the Board continues to study the matter.

I take no pleasure in posting the following information since I know that it will cause many of you quite a bit of angst. However, you should be aware of the reality of the situation. Below is an excerpt from the proposed rule for all of you who think that the government is going to save appraisers as a group from themselves and their lower fee competition.

I know that this proposed rule is a serious slap in the face to those of you who think that the government actually cares and is going to do anything about appraisal fees. This is a lessen that shows that appraisers cannot depend on anyone other than themselves when it comes to making sure that they are paid a decent fee.

That's uncalled for. And considering what Mel Black has written in his blog your anger should be directed toward those who released what amounts to fake news.
 
Maybe a sit out is in order? Probably a huge raise. Ask TimD how big the secondary market is now?
 
Personally I find C and R laws to be a violation of capitalism. However I have to look at some of these AMCs and they are getting what they deserve.

This is another example of one side pushing too far and the correction being an over-correction.

I don't like regulated fees but I also don't like people who lie, steal and cheat.

Many AMCs have been lying, cheating and stealing from the consumer (not the appraiser).
