Why go into using term 'diversity' of anything. Fannie, FHA want specific items, not generalized words. Sounds like a coded term, I diversified the comps to avoid a biased appraisal. After working with this client for the past 20 years, I have considered cutting them lose over some of the idiotic requests they come back with.. most of the time it;s not even requests from the actual lender just the AMC...I believe Diversity shows up on the Fannie website as a word to avoid. Diversity is a word usually associated with people; I have never seen it used on an appraisal about comps - keep it simple, just state that the word diversity was replaced with variety or variances among the comps. I like to say different flavors. The only thing that really stands out in my mind different, as i drive, are the wobbling zombies that i see in the area next to my neighborhood, the highest drug use zip code in the usa. Zombies aren't a flavor, more of a life style. The area is comprised 95% of dwellings, and 5% outside neighbors, as this is the way the city has said to describe them.
