No HUD Label, No Inside Label....

Late post gang - sorry - just jumped onto the bandwagon

We called the regional HUD office for our area (Denver) and got a representative to come to our meeting and present an appraiser's seminar for free (I saw people that I haven't seen in 10 years  ). He brought handouts and talked with us for well over an hour and then, and only then, was cut off due to time limitations for the room. Excellent information even for those that don't do FHA appraisals.

Now to the point. In the case where the HUD tag is missing, the lender can get the information now - - and the appraiser is off the hook :clapping: . You can inform the lender that in the case of an FHA order that the lender can go to:

http://www.ibts.org/label_verification/label_req.htm

There they can input the HUD case number and get it for free. If it's a conventional loan then there is a $50 charge per home and the lender is the one that is then responsible for the charge and getting the information. :P

Enjoy folks & give it a try by calling the regional HUD office for your area. I think that some of the states might even approved it for some free CE.

Jo Ann & Otis,

Thank you both for the updated information!

Thanks Jo Ann and Otis. Good, helpful info.

Think I'll just attach the verification request .pdf file to the outgoing email with the .pdf appraisal file when I have a HUD Code house that is missing either one or both tags or the inside label. That will give the LO a step up on what to do to get the number.

Hey Richard - as soon as you get out there and find that it's not there is the best time - you really WOULDN'T want to delay the closing like all the real estate agents say we do - would you?

When I find that, I email with the link to that site and explain that the HUD tags have been removed and that this the link for them to follow through with to get the proper ID so THEY can close the loan. The fewer surprises, the better and the sooner you'll get paid.

And we all want to get paid!

And the plot thickens.........

I did a V.A. appraisal on a manufactured home, HUD seal/labels gone, small addition and the whole thing wrapped in new vinyl.

V.A.'s policy: Make sure it has a permanent foundation....they don't care if there are no tags/labels/serial numbers/paper documentation or whatnot.

Thus, another big difference between V.A. and FHA

Pam,

Jo Ann was correct, but does not have lastest phones, etc for Pam Brillhart.

Pam Brillhart is the Label Team Leader, for the Institute for Building Technology and Safety (ibts). This organization is the monitoring contractor for HUD. Pam's #s are (703) 481-2010, fax (703) 437-6894. e-mail pbrillbart@ibts.org

I have exchanged e-mails with her within the past week.

The form you need is IBTS Form 002.

According to Pam all other forms are out of date and you should use IBTS Form 002, November 1, 2004. There is a $50.00 fee if not a HUD loan.

Information needed: Home Manufacturer and Plant Location, Date of Mfg/Age, Complete serial number &/or Certification Label Number. Either the serial number or label # must be provided.

Contact me personally and give me your e-mail and I send you the instructions.

Larry Cole

The form number for FHA loans is 201, if non-FHA it is form 202. My original posting was May 2004 but it takes you to the November 2004 forms. So if you can't find the HUD label and the data plate--call your client, provide them with the appropriate link and put the responsibility to do the verification on their shoulders. As an appraiser it is your responsibility to determine the applicable building code so that you classify the property correctly and utilize the appropriate comparables. If you can't verify the correct building code and you see a steel undercarriages--put the order on hold because if it turns out to be an "on frame" modular, it is a whole new ballgame.

I'm with Richard on this one. When I run across a home with missing tags I merely reort that the tags are missing or covered with new siding. Escrow officers know how to go about documenting what is necessary. They tell me they can call the State Department of Housing....but that is THEIR job. It is title work.

This thread is still paying dividends to us newbies! Got myself out of a jam 'cuz of y'all! Used the links to the ISBT and passed it on to the RE agent and LO.

Love ya!
