No HUD Label, No Inside Label....

BTW, the RE agents involved in this are going to 2nd and 3rd opinions about the missing HUD red tag on this. Apparently, the RE agents think I'm making up the deal about the missing red tag. They keep asking me whether it could be this tag or that tag. I told them that if it's not red it's not good.

Anyone got a photo of a red tag that they can share with me?

Click on the word Label it will take you to a link with a photo of a HUD label/tag.

Click on the work Data Plate it will take you a link with a photo of a Data Plate AKA as the Certificate of Completion.

The HUD label/tag may have faded to silver or orange from the exposure to the sun. The HUD number will be etched into the metal. Sometimes when they have been painted over you can put a piece of paper over the label and by shading with a pencil bring out the number. Other times you have to scratch the paint off the metal to read the numbers.

It is the statement on that tag that is important. It should be located at the lower left of each section to the rear as the section was towed down the highway, about a foot above the bottom of the unit and about six inches to the right of the left side of the section.

If you can't find the HUD label, look inside for the Data Plate. Hopefully the HUD label numbers will be on that piece of paper. The serial number will be on that paper, which either the borrower or the lender can report to HUD and get a verification letter that the home was originally constructed in the factory to the HUD building code. For a FHA loan that is free--any other instances it costs $50.
 
Jo Ann, just took the AI new course on FHA and the new forms and HUD clearly states that if there is NO tag it is NOT qualified for FHA financing! PERIOD! No IF's, AND's or BUT's! HUD will not loan on it!
 
Otis, I sware to god I believe you. But did they have it in writing? Would you please share. I get the auto posts from HUD and doing FHA is like hitting a butterfly with a bowling ball. :eyecrazy:

Michael, after a long day of listening to a DRONE voice I don't have the energy to pull it out and scan. But I promise I'll do it tomorrow. And it is in writing!!!!!!!!!

We were told to contact the lender and reject the appraisal order. Let the lender deal with it! Bill and move on to the next one!

The Santa Ana HOC staff that were the instructors at the HUD seminar two weeks ago in Phoenix went into detail and provided the link for the lender to verify the HUD building code. So, again as I have explained many times, while at the home take photos and make notes everything you can find. Then when you get back to the office call the lender, provide them with the information that you found. Have the lender verify the HUD building code. You put the order on hold until the lender has verified the HUD building code. If and when they receive that verification, they need to provide it to you and then onward you go with that FHA appraisal. If they cannot verify the HUD building code, let them decide what to do next--cancel the order, switch to different financing, etc.

By the way, was the instructor from Phoenix? If so, he was in the audience at the Phoenix HUD seminar and should know better. I will have to have a talk with him if it was him. He is use to having "Mary Jo" correct him in seminars and chapter meetings.
 
Jo Ann: As the Guru in this area, please relay to HUD what a good job they do in realying their requirements to the foot soldiers. They actually came out with a 170 page detailed explanation of what "they" expected from the forms. That was before 48(it is 48 right). Have they changed the instructions, is there a new 170 page manual? I get the updates, but I really get little benefit in knowing the new loan limits in El Segundo.

"Verifications of the Certification Label Numbers are available from the manufacturer, the in-plant inspection agency, and HUD, some times at cost. --- Requesting these verification is available at the website for the manufactured housing program at http://www.HUD.gov/offices/hsg/sfh/mhs/mhslabels.cfm."

Interesting difference between last year's seminar presented by the Santa Ana's HOC appraisal staff and this year with the same presenters. Last year every other word was "reject", this years the word "reject" wasn't mentioned once.

So like I have been preaching--can't find the HUD label, call the lender, then the lender makes the next decision--not the appraiser, the appraiser only puts the order on hold until the lender decides what to do. When you call the lender quote a trip fee if their decision is to walk away from the loan. Or be prepared to write up the report per Fannie Mae or Freddie Mac guidelines instead of FHA. Or be prepared to write up the report per Mortgagee Letter 48 (the latest version to follow) after the lender has provided you with the verification from HUD regarding the HUD label numbers.

Have you listened to the December 19, 2005 web cast section on manufactured homes? It is about 2/3rds the way through the second session.

The best way to keep up with changes for HUD is to subscribe through their news letter from Jerry Mayer, which is on their web site.
