Any poll to have even a half way reasonable chance of being close
to accurate within a 3% to 5% +/- error needs a minimum of 1,500 actively practicing appraisers doing mostly loan production reports but you don't go to nursing homes to recruit new athletes anymore than asking the appraisers who are 60 years or older if they will be quitting or retiring because of a new form.
If you know statistics, you don't need 1,500. Even 20 old appraisers should be sufficient giving a good indication of what to be.

Rainy Day People (aka Appraisers)

Song by

Gordon Lightfoot

Rainy day people always seem to know when it's time to call (TO CALL IT QUITS WITH UAD 3.6 ABOMINATION FORM)
Rainy day people don't talk, they just listen 'til they've heard it all
Rainy day lovers don't lie when they tell 'ya they've been down like you
Rainy day people don't mind if you're cryin' a tear or two

Will I retire and not work at all? No. Will my GSE appraisal work load be WAY less, Yes, I have other things I can do, private work, arbitration work (it pays well, but is seasonal) and do more real estate work with my real estate license and other irons in the fire in other industries that I will try in 2026.

Well done. I urge everyone to treat this as a side gig. It’s not a bad one. But the folks in charge have gutted this profession at this point.

How do you do "The 3.6 Abomination" as a side gig? Brain hurts just thinking about it. :eyecrazy:

Or by "side gig" do you mean doing non-GSE appraisals? I've done maybe a half dozen of those over the past 25 years ... and I'm certainly not going to try to build that up now ... let the younger guys "hit the pavement" and "beat the bushes" for it ... good luck with it, but once "The Abomination" is fully implemented - I'm DONE.

Our appraising system allowed us to "blow the doors off" doing GSE appraisals when the going was good ... so that we could hang them up on our own terms - which we are doing.

In another thread you said you were eligible for social security. I think that makes you one of those "old" appraisers
I am an old appraiser. I've seen how our appraisal business evolved. Used to be more profitable.
Unless fees go up with the additional work for UAD 3.6, it's how to work for clients knowing we're getting screwed. Youngings don't know better.
