No word of mouth without some form of verication. I’ve read many product description but they are pretty much redundant. Though they segregate the 2 functions of analysis and inspection I have yet to read a thorough explanation of the Appraisers process. I have yet to read a definitive description of where or who is providing the comp selection for the inspector.To start I only talked with him about the inspection portion. And no mention was about me providing comps. I strictly am taking photos, sketch, and answering general questions.
Working with other AMCs for these hybrid appraisals. I supply all my comps and no one else. Not sure where you got your info but either they are wrong or that company isnt someone to work with. I'm sure someone can vouch for whomever these Groundwork inspections go to that no one is providing them with comps.
Probably why so many hate these hybrids because they have no clue what it involves besides word of mouth that is false. But fine by me as it is more money for me.
Which to me does not speak to the expedience being touted. If the appraiser selects the comps and relays his selection to the inspector via the AMC who then waits for the data (inspection, photos, condition report) to be relayed back to the appraiser someone has to explain how and why this is a more efficient, accurate,cheaper time saving process.
