To start I only talked with him about the inspection portion. And no mention was about me providing comps. I strictly am taking photos, sketch, and answering general questions.

Working with other AMCs for these hybrid appraisals. I supply all my comps and no one else. Not sure where you got your info but either they are wrong or that company isnt someone to work with. I'm sure someone can vouch for whomever these Groundwork inspections go to that no one is providing them with comps.

Probably why so many hate these hybrids because they have no clue what it involves besides word of mouth that is false. But fine by me as it is more money for me.
No word of mouth without some form of verication. I’ve read many product description but they are pretty much redundant. Though they segregate the 2 functions of analysis and inspection I have yet to read a thorough explanation of the Appraisers process. I have yet to read a definitive description of where or who is providing the comp selection for the inspector.

Which to me does not speak to the expedience being touted. If the appraiser selects the comps and relays his selection to the inspector via the AMC who then waits for the data (inspection, photos, condition report) to be relayed back to the appraiser someone has to explain how and why this is a more efficient, accurate,cheaper time saving process.

NC Appraising I mentioned someone on the forums was upset with not getting work etc. He let me know to send him an email and he will look into it. Appears he recently took over the Groundwork side and isnt sure who you are. But hes always willing to try and help.

He seemed like a good guy that wants to do right for people. A scratch your back scratch my back kind of person.

Tell Brett that I just finished with my family a 20 million dollar apartment complex and Cushman Wakefield just appraised it for 30 million. My average 1004 fee is $450.

You are getting played.

1. You are a contractor. No pension, 401K, YOU pay taxes, no car allowance, no repairs, gas, insurance. This is the first way owners play contractors. They use the "net math" with dollar signs in their eyes.

2. Low skill level job. Dime a dozen. Revolving door, just a number. There are 10 others that did the same math waiting to take your place.

6 months-3 years later most figure out the scam. When you have to cut the IRS that big tax check is when most realize it.

Sounds like the real culprit is CG’s and CR’s. Why you nice folks taking on trainees? Why are you flooding the market? Kinda seems you all made $275 1004’s and $75 desktops happen.(Supply outstripping demand)

2001-2005 coming back to say. “Hello, remember me?” Consequences.

He's a salesman! Of course he's a good guy and will "scratch your back"

When I had my "volume guarantee" with ACT (for 1004's not hybrids or inspections or any of this) the guy was a "good guy" too and said "You make money, we make money, it's a win win!"

But in the end, with the volume stuff (and I don't care if it's full reports or these hybrids or whatever) at the end of the day we are just another COG in their machine

Ummmm. Catch up. There’s a “shortage” of Appraisers. Some say, and I would agree, a shortage of Appraisers willing to do $99 desktops and probably, $40 hybrids.

Btw. No spitting. Extremely un hygienic and definately not polite
