Should an Appraiser Refund Payment

Is the appraisAL being reviewed or is the appraisER being reviewed? It is not uncommon for an appraisal to be reviewed especially if your specific lender has no experience with that particular appraiser. Lets call an appraisAL a report and the appraisER the person that signed the report. In reality the word appraisal describes a process.....the word should not be used as a noun.

I have a hunch that because the appraiser is not known by your lender that they are requiring your loan officer to order a review of the report by one of their approved appraisers. A two week delay is not unusual and there is nothing the original appraiser can do about it. The decision to require a review is not the appraisers fault if he is fully licensed. The delay is the fault of an inept loan officer.

By the way, I would make sure your loan lock will remain in place during this process.

Ive fired the loan officer. The whole ordeal has been a nightmare. The appraiser said that someone had used his license and he found out through another bank. So, there is fraud in regards to his license being used. The underwriter isn't even looking at the appraisal anymore. It has been thrown out. They wanted a new appraisal.

I've gotten a new appraisal by a reputable company and a new loan officer. I dont have time to try to figure out what went wrong or why no one wants to figure it out. So, I started fresh with a hole new set of players. lol!

Did you pass your test? I had to reschedule do to the mix up with scheduling.
 
What test? I did have a regular series of blood tests on Friday. I presume I passed. I got my broker's license over 40 years ago and my appraisal license immediately when it became required...14 or 15 years ago.

Wow, interesting thread:huh: . Some people are not open-minded??? Talk about the pot and kettle...

You clearly haven't taken in the advice for the questions you asked. It would seem that you were looking for a rubber stamp to your theory that you were owed a refund by the appraiser. When nobody came to you with an answer you approved of, they just weren't open-minded.

If you are still planning on becoming an appraiser, sit back and re-read this thread as if you weren't the homeowner. That is hard to do, but if you really try you should be able to see why nobody agrees that the appraiser owes you any money.

BTW, if you are going to get into this business, you better realize quickly that replacing a two dollar gallon of milk is not like refunding a fee for an appraisal. If you continue to think of them as similar, you very well might end up in some trouble down the road. Either financial or legal. :shrug:
