My bold - how does a residential appraiser do commercial work?

There is a certified general appraiser in his office???.......kind of the same way a trainee does commercial work, the CG signs the report.
 
Slowest Month Ever

Slowest month ever since we started - 44 appraisals this month - 2.5 person office but we're all family so the money goes into the same account fortunately. Never had a day without an order yet, well, I take that back we didn't get an order last Thursday - but tha twas a first - we're leaving on a short vacation Wednesday so we could get a couple more done before we leave, but hopefully while we're gone it will start coming in again. We have two more to look at before we head out for the 4th of July.

REO work is mostly what we're doing right now - every month the percentage of REOs goes up and the refi/sale business goes down. VA is picking up now that they are competitive again, so that's helping the hubby's workload

Oh well, we all knew this was coming, and we all know this too shall pass. We're doing a lot of marketing and picking up a new client here and there, and we're getting our templates fine tuned, the filing done and the office organized again after the last few years of chaos.

Hang in there people, this will not last forever.

This was my slowest June ever in my 18+ years in the business. Probably the lowest income month for a "peak real estate" month...YUCK
 
I haven't done an appraisal in 2 months. But I started a new full time job in NC and just got my NC appraisal certification today. So I'm hoping to start doing appraisals here in NC parttime. I know the market is better than FL, but it will still probably be hard to get started. If I can do 5-7 a month, it will be a nice supplement to my full time income.

That will almost put me back to what I was making 2 yrs ago appraising.
 
I'm tellin' ya --- something's going on. And it's more than just the slowdown. :unsure: What, I have no idea. :shrug:
 
I have stopped trying to figure out this business. I am either eating Steaks or Raemen Noodles......Haven't had a steak in a while though! Its so slow that even AMC's are turning appraisers away...

I am about 70% out the door of the Appraisal House (for the next couple of years, anyway). Working on a diversification plan as I type. I'll continue to do appraisal assignments as they come in, so 1 order in 6 weeks won't seem so bad in the future. :shrug:

I'm tired of Ramen too! :angry:

Alison .. Im sorry you will get the brunt of this, but here goes ....

If you are going to get out of house appraisal get all the way out. Dont take work from appraisers who stick this out, try to get clients, remain loyal to their beliefs in ethics and honesty, only to have a part timer get business and essentially take money from their families. I believe if you are an appraiser you are full time and that is the only way to keep yourself abreast of issues, happenings in the market, trends, etc.. Getting out .. get out. Staying in .. Stay in. Doing things half time is the same as doing them often half way ... it simply shouldnt be acceptable. Trust me your clients wont care if you can only work on Saturdays and nor will the homeowners.

Like your momma told you about the front door ... stay it or stay out ... you cant come back and forth.

I'll continue to post here and take my continuing ed, pay for my E & O, etc. I just won't pursue lending work (for what, $150 per URAR? --- don't think so). It's full paying, non-lender work with suffient turn-around time to allow for proper research and reporting --- or nothing.

Your approval (or lack thereof) is not necessary --- unless, of course, you would like for me to start forwarding you my bills to pay. :shrug:
 
Trying to Survive

Alison, I am a full time appraiser, however, my current work load would be considered part time. This lack of work allows me to do other things. Being able to spend time doing things other than appraising 10-12 hours per day has no bearing my ethics, honesty and does not take any more money away from other appraisers than it did when I was receiving enough work to call me a "full time" appraiser.

I think the majority of appraisers out there (mortgage appraisers) are only working part time. What the heck does this have to do with our honesty or our ethics? Are other types of businesses subject to this type of scrunity? If it were, a great many businesses would just be shutting their doors, instead of hanging in there and trying to ride this out. What kind of mess would this economy be in then?
