Standardized Property Measuring Guidelines

I have no issue with a standard but measuring to 1/10th foot and adjusting comps to subject open new legal issues for appraisers to worry about.
Instead of worrying about this, Fannie should consider the flaws with all the data it has and rectify appraisers to appraise better.
I don't think so. I see no problems for appraisers on being more accurate.
Zoe you are getting weirder and weirder by the day I assume you passed the CG before you went into a state of cognitive decline.

How did your mother love you? LOL

I didn't sign up to be a bean counter appraiser. Otherwise I would be an accountant.
Every year, the appraisal report gets more and more detail requiring this and that on the report.
I'm old school and always considered finding the most correct appraisal value as the end game.
The detailed requirements will confuse many appraisers in losing sight of the main purpose of the appraisal.
USPAP and GSE requirements were set up to guide everyone to think like an appraiser by following the rules.
Real appraisers didn't need these rules because it's innate for them to appraise correctly.

just keeping marking urban, fannie likes it. also include the census tract, that helps too

Okay, but you are missing that the GSE buys the loans and provide liquidity to lenders. If GSE says this is how it is?

Look at big picture.

It's like beating your head against a stop sign if you argue with GSE.

Then USPAP is misleading appraisers in believing we have only one client. USPAP needs to clarify the reality of our business.
