We Have A WINNER! I don't think this is about precision i.e 1/10ths or 12ths of an inch or what ever. I really do think it is about appraisers NOT measuring at all. Mr Bragadocious comes to mind. You know the Dude who completes two or more 1004's a day! Week in and week out! This will get worse as volume declines and AMC's start pushing harder for the FASTEST n CHEAPEST!That creates errors not measuring. It is when you don't measure.
By whom? I have been at this 30 years and have yet had anyone argue ANSI as necessary
Sure they are, just like they are going to use original photos and drive by the comps.
Every old surveyor knows you almost always have to close the survey...and there is a systematic way to do that.
View attachment 57936Ding ding ding, we do have a winner. The big GLA busts are not going to be between measuring by the foot, half foot, nor the tenth. If it were, then we need to go all survey laser accuracy down to the thousandth of a foot. The problem is that appraisers are not measuring, they are matching the hatch so to speak so they don't get dinged by the UW because their numbers are 12 SF from that determined by the assessor, and they are using MLS photos and lying about driving by their comps.
Realist is owned by Corelogic.Non-disclosure state so the assessor sketches are not available. Only their sf data is available to view along with legal description, taxes and deed dates with no sales prices. MLS pulls the sf numbers from realist tax data.
Yeah. The tax assessor will change their assessment with an appraiser that has measured property in front of them. Happens often. We Have A WINNER! Another area that has brought this on is probably some appraisers are not properly identifying GLA versus whatever there doing but it is not correct. Case in point; I reviewed a report last year and the Appraiser indicated the Bonus room over the attached Garage was the same dimensions. 24x20. In his pictures, you could plainly see two knee walls and sloping ceiling. No way did Mr Bragadocious Measure that Property. Probably used the GIS Sketch which is often wrong or not very accurate. The Tax Assessor under Mass Appraising doesn't need precision. If a Homeowner during Re-Eval challenges the Tax office, it is up to the homeowner to prove the error or discrepancy.
I could go on and on. Bottom Line, it will be the standard like it or not.
Never heard of "pulling sketches"....but utilize the assessor sketch to verify discrepency's (of Public Record) , just like I verify everything else;I've got to shake my head at this new information that some of y'all can pull sketches from your assessor's offices (!?!) *WHAT*
This is my 20th year appraising, and til recently (on this forum) I had never even heard of such a thing. (Obviously) the sketches are not available to view in TX due to its being a non-disclosure state, but they were not available in CA either - at least I never saw one.
That appraisers ANYWHERE could fail to measure each property they do boggles the mind. Ditto with using MLS photos. I guess there's a lot of "Russian Roulette" players out there ....![]()
