Appraisers need clarification from the GSEs, including more examples for when it is acceptable to depart from ANSI.
 
In the past I heard some appraisers get satellite aerial photos especially commercial bldgs and measure using a scale.
Have you heard of that?
 
So does ANSI not consider this Living area? The market and assessor do if you don't get ready for an avalanche of complaints in Florida. And borrowers and sellers becoming apoplectic.

*hand in air* So how does ANSI deal with rough cedar beveled siding (1 inch tappered to 3/8th) and how do you use a iPad, Ladar or a Disto to make sure that ANSI length is correct?

That is for you to decide, since the standard doesn't cover it. I would take the midpoint, but could see an argument for min width. Just make sure to indicate what your decision was, so as not to be misleading.
