I have had several private emails saying I should not post these PUBLIC disciplinary actions. It is my opionion that we SHOULD post each and every case and if the participants want to rehash it on here....have at it.


Once a case is completed, in most states the information will become public information. You can call or write your state appraisal board to find out what THEY consider to be public information and you are entiltled to request and receive it in MOST states.

In NC you can get a copy of the consent order or the judgement of the board if a case goes to a formal hearing. NC does have a court reporter at all formal hearings and I assume you can get a transcript if so desired.

I often get the consent orders so I can see what they fessed up to.
 
I, too, have had PMs and emails about posting this PUBLIC information. So far, it's rare that someone has been unnecessarily disciplined and I consider it very important to publish this PUBLIC information and let all know who's been disciplined. I just wish the details of what that appraiser did wrong was included on the ASC site. It does take a lot more searching and effort to find the reasons these happened.

Unlike nicer folks than myself....I have NO PROBLEM saying "I told you so".


I said long ago that the pressure was on the state boards to START doing something and my prediction that increased action would result has come true.

The state boards as a whole had more suspensions, revocations and vol. surrenders in 2004 than any other year and in some states all the previous years combined (since the boards were formed).

Those that want a pat a back for finally doing their job will not get one from me.

My question is where the hell have you been and what took so long to start doing something!

Unless we weed out the bad guys in a hurry, it may well be too late to save the appraisal profession for those willing to be competent and ethical.
 
Amen. Clapping from the front row. Ignoring it and hoping it will go away didn't work. It's time for appraisers to clean their own house any way you can. Don't let the bad guys ruin it for the good guys.

I am all in favor of posting these actions, in fact, I would like to see them posted in prominent newspapers, trade publications, and on the bulletin boards of every appraisal training schools in the state where such offenses occurred.

Before I start the USPAP portion of the Registered Appraisers 75 hour course I show this list to my students. I take it out of the Board of Appraisers Newsletter, and from the ASC listings. Trying hard to put the fear of God in those newbies. Not sure it really works but they can't say they were not warned.

I had a long conversation, over lunch, with the Chair of the Appraisal Board while I was attending a board meeting. It is amazing how hard it is to revoke someone's license...due process of law. On the other hand, censure, fines, and suspensions are a remedy that can be applied somewhat easier.

44 appraisal assignments in a month, while not in it's self justification for action from a board, is indicative of an appraiser pushing the envelope when it comes to meeting certain standards. One of the things USPAP talks about is "what would your peers do?". If assignment volume causes one to take shortcuts and do sloppy work then it is wrong to accept that many assignments because it leads to violations involving both competency and ethics.

Experienced appraisers know their limitations. Ask yourself..."when is too much too much?".
 
Not sure how accurate this site is but.. I really have my doubts

I just turned in a guy that has had prior actions against him...yet this National site says he is as clean as the wind driven snow.

Our State site has the full complaint and judgement.

This complaint I just filed was the fastest I have ever received a response back from Our State. About 2 weeks. But yet I did most of the work for them and there is little if ANY doubt as to the FRAUD this liar committed.

The sad part is..he will be remain in business and will be allowed to continue business even after...if any...sanctions are brought against him.

I just looked up another "Appraiser" and he has several recent State judgements against him....the National site indicates...No problem with this guy.

I again...just have my doubts.

The ASC publishes what the states send them. Yell at your state if the ASC information is not right.

Identical experience in CA. They want you to do the work for them. Then they do nothing. Appears they only want to deal with outside complaints. I filed a complaint a year and a half ago against a person who was not even a US citizen, doing an appraisal a day, seven days a week, with no license, using an AG's signature. He now has his license and shows "Clean as the driven snow".

Anybody wanna know why I'm on a crusade?
