appraiser regulatory agency has taken disciplinary action.
Appraisers named on this listing are not eligible to perform appraisals
in connection with Federally related transactions unless and until their
credentials with the State have been reinstated.
Information in this listing is based on the most recent data submitted by
the State appraiser regulatory agencies.

You know, I dislike this thread. I dislike that Mike Kennedy feels the need to be the official tattle tale, but it's just as bad to sit around and say, "Gee, I wonder what that guy did..."

There's a place where you can look up all this info--ASC.gov ... and there's a place you can look up old timer, John Murphy, on your state's site, and since it's a closed case, you can read about it. Or you could ask Mike to post the contents here...

The gossip in you will likely be disappointed, however ... there's nothing sexy in that file.

I'd be curious to know whether most appraisers find this thread useful or annoying....
 
I think this thread is a valuable addition to the forum. It is relevant to our profession in the same sense that newspapers publish police and court records. It is important this information be made public and it also serves as a reminder there are consequences for inappropriate behavior. Of course you can look it all up yourself but the likelihood a large number of people would do it on a regular basis is small. It is not about gossip. It's about knowing who the bad guys are. I appreciate Mr. Kennedy and all the others who make the effort to keep this list current.

I think the thread is valuable. I've seen some names from time to time I have recognized.

Best thread here. On any given day I could see an appraiser who has tarnished our profession taken to the woodshed.

I have professionally encountered a few on this PUBLIC LIST (I subscribe to it as well) and thought at the time that their day of reckoning was coming.

Like one who told me in a USPAP class that 5 to 7 days was too long to do a residential appraisal (from the date of the order to the time of submitting the report) and that the most you need is 1-2 days. Then he leaned over to tell me "you won't last long in this business, my friend." Har har...joke's on him.

My second favorite thread here is the one where Pencert will save the appraisal profession from fraud.

Great entertainment value...

This list fails to tell the whole story on many of the cases. Many appraisers opt to take the suspension or revocation because they have not the funds to fight the state or the time to invest in what many end up being a lost war. States have unlimited funds and if they want to nail your hide to their trophy wall they will spend your tax dollars doing it.

If you opt for their justice they will only post their side of the complaint and paint a very bad picture of the appraiser.

I know I have been there. My case to date has cost me around $60K in time and lawyer fees. Another several $100K in lost income. Was it worth it, you tell me????? Most of the states experts were found by the court not to be experts at all and did much worse in reviewing my reports then I did in the reports. Many have committed grievous USPAP errors in their reviewing. Yet they sit in judgment of me.

I have no doubt that many here may have needed to suffer the sanctions of the state, but I would bet many did not.

I would say do not judge until you have walked in some of these peoples moccasins, you could very easily be the next one on this list.:sad:
