Many older appraisers will be doing these as many have physical disabilities and no longer desire to do full inspections . I dont care what they do or do no make as its none of my business. This is a Lone Wolf life and if $1,200 a month works god bless you.
If an appraiser has a physical disablity they will not do the PDC inspection which is a field inspection. They may do the appraisal part on a hybrd or a desktop
 
As this system takes picks up steam, the AMCs will take charge like they always have. They will work the PDCs against each other to charge lower fees. The race to the bottom taken a major shortcut this year.

My guess is fee will end up being about 50/50 of the total fee. Once the waivers and other products take a bigger and bigger piece of the pie the Appraisal license will not have much
value and for most the traditional appraisal will not be a viable full time career.

That started happening since Jan, 2023....

Hopefully that will be short lived....

Just do it to get out of the house. Plus, nothing better than walking through a POS, or a ranch in the middle of a two story neighborhood, or a true Pittsburgh row house with kitchen and bathroom in the basement and knowing I DON'T have to write it up. Again, it won't be around for long. Can't make a living doing it.
 
Of course you're retired. That "former SRA" is not making enough to pay for their overpriced designation anymore? Hard times, indeed.
He dumped it after the AMC Takeover. He does a ton, usually turns down work. The other guy has mobility issues and it's perfect for him. I would never risk my certification appraising a property I didn't walk through. But, hey, some appraisers are trusting me!!

You mean the res license I do not see as much affect on the cert gen license though there will be some affect as a % of cert gens do res lending work now so they will feel it for those who do it any volume-

Dont know about CG many out here have been doing residential for past 5 years as they did not have enough at commercial orders --I have no idea where this is going anymore I am just a observer who has no real Dog in The Fight :)
