Tell me all about being a Property Data Collector?

What fee appraiser can survive on $1250 a month? I will surpass that today with two VA orders.

A consistent $1,250/month without aggravation maybe all that is wanted by some folks....
In a couple of years lets see if there are numerous threads complaining about the pressures of being a data collector....
Probably will be less than threads complaining about the pressures of being an appraiser....

Isn't it the gift of living in America; opportunity, freedom of choice, variety, etc....
If $1,250/month is enough for some folks, they should count their blessings....

Have you seen the average rents and house payments across the country? Not everybody is near retirement age or completely own their home. $1,250 a month would not cover bare living expenses. it may not cover living expenses if you were semi-retired with a owned home. Aren't electric bills $500+ in most areas?

Then it's not a fit for those folks....

It can be a fit for others....

1250 a month can be a part-time income for some folks, but it will have the aggravation of the fast turn times and stips and the appraisers will be competing with RE agents and others for the work and ACMs' will find ways to insert maximum stress into that.

The $1250 comes at a steep cost because while it provides part-time income to a few, it strips every one of more lucrative assignments including those that do the PDC collections. Now you have to drive around like a nut all over the place to make $1250 part-time money instead of doing 2 -4 full appraisals a month for that same $1250- and in some areas with staff appraisers or a zillion RE agents offering to do it for $50 the appraiser will see no PDC collection work or maybe 2 or 3 a month.
 
We've been through this before, but it bears repeating. A la carte should cost MORE than the sum of the components.

If a traditional 1004 was $500, then the inspection part PLUS the report part should total MORE than that. What we are seeing is FAR FAR less, and that is to the industry's shame. Speaking to the industry here, not any one appraiser.

It is like being happy that a robber breaks into your house and lets you choose what he will NOT steal.

I'm retired. Good part time profession. I know a few appraisers that do the appraisal side only. They probably do 40-50 a month and never leave their desk. And one is a former SRA! :)

Of course you're retired. That "former SRA" is not making enough to pay for their overpriced designation anymore? Hard times, indeed.
 
Many older appraisers will be doing these as many have physical disabilities and no longer desire to do full inspections . I dont care what they do or do no make as its none of my business. This is a Lone Wolf life and if $1,200 a month works god bless you.
