The word "Average" in the improvements section - possible bias?

We all know this; There are 6 C defined ratings and 6 Q defined Ratings

None of those definitions use these words like Poor; 'Average : Good. : Superior those terms a re subjective.

OTOH those paragraphs do have subjective words . i.e Q2 High Quality Basic Quality or Lowest Quality blah blah

So is this a problem with the wokies/Bias Police? NO! The GSE's created this construct for the Appraisers and Client/Intended Users aka Appraisers and the Lending community.

So me personally, I don't have an issue with the C & Q Ratings.

I bet Professor Bert has an Issue with them? Most Likely , but that is his personal problem.
 
Man..... it would be so cool to use "Dangerous" and "Beyond repair" in an appraisal....
Along with "Deathtrap" & "Scraper". As long as you have your "custom definition page" explaining exactly what those descriptors meant in "non-subjective terms", your golden…
 
Here are AVM Standards. LOL The problem is the AVM data bases are tainted with white appraiser and PDR Collector racist data.



"Fairness & Equity" in the title. And no definitions thereof anywhere in the document, so we have no idea what they mean by those terms. If we are to be compared with & judged by AVMs, then we need to know how we can ensure "Fairness and Equity" with our work products as well. I know somebody on here has got a congressman in their pocket, and we need some answers. "Charles", are you listening?

I put that chart above over on Facebook Appraiser forum and some of them got their panties in a wad. I thought it was funny ...

The document (interesting and informative) does not address fairness and equity after the title. AVMs s in fact, are based on appraisals ( sales comparison, income, cost approach ) The main difference is the AVM is statistically generated and may or may not involve a human analyst or appraiser. They use the term "very good" and talk about the importance of geo location and its influcne on value.
