Tidewater Initiative Question?

No, I believe that The Appraisal Foundation stated that a JE was not necessary for the TI. But, that was 2002 and my memory may be wrong. However, if an entity has the authority to invoke JE for one matter it would seem they could do so for another matter?

For legal acts/activities I would agree. See Title XIV 2010 above.
 
Here is what I do not understand, and posted before:

As a VA appraiser, I know the sale price. If my value is below, I initiate the Tidewater process, PRIOR to delivering the appraisal. That is the process.

Part of the debate I am failing to understand is regarding if Tidewater applies to VA Refi's? How would I, as the VA appraiser, have any indication of what the owner's opinion of value is, to know if I did or not meet that value, in order to Invoke Tidewater. I'm not asking, and no one is providing that info to me. This is why I question the fact that Tidewater ever had any applicability to Refi's? Is something different in my region, or am I missing something?

Agreed Don, they have JE and could invoke it if they so choose and for any number if issues.

But as to TWI, have they?

I would rather they did so than maintaining the path they've chosen in support of TWI.

It is perfectly within the spirit of, and the content and context of USPAP for any entity having Jurisdictional Exception to invoke such. If you don't like JE, then lobby for that, not take pot shots at the VA and TAF.

Since you seem to be quite willing to advocate for Realtors I thought you might want to lobby TAF for a change to the JE Rule.......good luck with that:rof:

I believe I am. When one attacks the basics of USPAP I believe I can respond, either in a humerous way or in any way to show my support of USPAP.

It's unfortunate you think that I am attacking when I ask questions and make observations (part of learning).
I think, then, I probably would not get much out of a USPAP class you instructed as I tend to ask questions. But, thanks for your response.
 
USPAP is a religion and its certified instructors are its priests.
