Again, it's not unreasonable to ask to test drive the industry and life changing software that will be rolled out in a few weeks. Or maybe as you say, it's all just hype. And if it is just hype, it isn't appraisers

Your using Bradford ? You should be considering upgrading to their Nighthawk Software. They have a nice video you can watch online. That may help give you a jump start on using the new cloud based software. You may also want to spend the money on new more powerful computer.

My experience with cloud software is it doesnt work so great on older systems and the same if your going to do your report's in the field using a tablet you need lots of power. Many are purchasing all new equipment so they can write it off on this years income tax.

O' good lawd. If you mentioned what NPU TOPS speed to look for with a new "more powerful" computer I may have given it some consideration, but I think you're over your skis. In any case, the future is bright. The more I use A.I. the more I think I'll stick around. Again, just hoping to test out what the legacy software companies have cooking, but I think they are over their skis too.

Have you watched the NightHawk video Bradford has on their site ? Maybe they will give you a form to test ride.

I've posted the link several times, again not sure what you're trying to accomplish. Nighthawk has been his baby for years, and it's the same iteration he was hawking at AMC Expo last year. Nothing new and it still isn't ready for prime time. If you're interested, AIVRE is a light year ahead of him.
 
Young appraisers will do whatever GSEs want.
Old timers with more cents will look at the form and if the fee doesn't justify the extra time needed to do the form filling, then it's time to stop doing these money losing assignments.
With fewer appraisers during the next refi boom, lenders will have to pay higher fees.
And the old timers will come back in.
 
This time fernie, you are right appraising wise. Having transitioned back to my rehab days, i only care to do a couple a week if i'm bored. Retirement is too boring.
Never know till you actually do the first one. Typing them was a bit*ch. So, change can be better. But in the longer run, no more appraisers for the normal easy stuff.

Don't be so naive, if there is a shortage of appraisers in the next refi boom (whenever that happens) and lenders are forced to pay substantially higher fees, the GSE's will just increase the use of of appraisl waivers.

The Fern is always predicting doom, gloom and the worst possible outcome. Nobody really knows how much more time, if any the new form will requires. From what I've seen and read, it doesn't seem to me like a lot of the minutia everybody is worried about will not apply to the typical SFR, condo or 2-4 family appraisal.

Like every other change, there will be some initial pain and a burn-in period and if the new form requires additional time and work, fees will adjust to some new equilibrium.

The appraisers who are worried about there not being enough business should actually hope that the new form takes more time and decreases efficiency, as that would actually have the effect of increasing demand for appraisers.
